So I researching metal roofs and I found that the city of Coral Springs will not permit them to be installed on your home even if you live in a non deed restricted community.

Their exact text: "Metal roofs are not permitted but will be considered on a case-by-case basis and require review by the Architectural Review Committee (ARC)."

Translation: We'll either say no right away or stew on it for a week then say no.

The question is, why would the city care what roof you want to put on your home as long as it's built to code? Or is it because metal roofs last a lot longer than other types meaning fewer replacements which translates to less permits being pulled which means less revenue for the city?

Most likely an aesthetic or conformity thing. You should call them and ask. Metal roofs last a long time and do well in hurricanes, so I'm not sure why the city would be against them from a structural stand point.

It really makes NO sense at all being against them..Great product for any homeowner.

If the city can't provide an ordinance and rationale for excluding them you can always petition the Court. If they have explicitedly outlawed them your can ask for a variance to the code...but have you actually found this exclusion in the CODE?

Call and ask a few roof companies and make a few inquiries.

They probably would approve a metal roofs that looks like tile or shingles. That would be more costly than the standard exposed fastener type. They probably want conformity and a certain aesthetic. Why don't you call them and ask what kind of metal roofs they have approved before and give you examples.

Coral Springs started as basically a HOA, they controlled everything so they didn't look like Margate. They so badly wanted to be a Parkland or Weston but ended up as a blue collar version of them.

When even the people who work in City Hall have typical coral springs "stick up your ***** syndrome" you know there is a problem.


I had a friend that told me the reason why many HOA's - not even talking about the city at this point - don't allow metal roofs is because of the "sound it makes when rain starts hitting it" that may "annoy some neighbors." Look, if I bought a home (would have to be a non-HOA home at the point) and a neighbor came up to me and said, "I heard you are installing a metal roof, please don't it's going to get annoying in the rain" I would tell him, "Until you pay may mortgage and/or property taxes you can go pound sand." lol

Have any of you ever SEEN what metal roofs do when they peel off in a hurricane? Tile is bad enough, but large sheets of metal become flying guillotines. After a hurricane, good luck finding a roofer to take the job of proper replacement to code, when three shingle jobs can be done in a similar amount of time, using the trainloads of them shipped in.

Not saying that this is why CS doesn't want them, but this thread does remind me that whinging and moaning is a sport down there, especially with the transplants from two particularly large states.

After a hurricane, good luck finding a roofer, period. Another problem is that asphalt shingle roofs are only allowed in a handful of communities in CS. After hurricane Wilma, some homeowners were permitted to install metal roofs because there was a shortage of ceramic tile.
