I am planning to buy a small condo in Lauderdale-by-the-sea soon (I am watching the market closely, yes ), and have tried to gather some information on all the complexes that are close to the beach (the condo must be easy to rent). Does anyone here on this brilliant forum have an input (gossip and rumors are also okay ) on which complex to consider - and which to avoid?

I have about 200k $ to use, so the luxurious ones are out of the picture. And I really hate those massive, highrise buildings.

I guess proximity to Commercial street would be a plus and too close to Pompano Beach would be negative? Anyone heard negative stories about the Leisure by the sea complexes?

Why don't you rent for a year? With the market the way it is, you can take your time and make a wise choice for your $200K investment. Pick an area you are interested in and see what is for rent. BTW, studying the condo rental market will help you decide on a building when the time comes. Go see what condos are renting for and check out the buildings. Do you have a montly budget for HOA? Other links on the forum may tell you about condo culture at different buildings. Also, check out how many condos in your targeted buildings are actually investor-owned rentals or seasonal rentals. This will tell you a lot. Talk to people who are actual on-site owners/occupants about the buildings. Good luck!

I have spent a lot of time browsing the web looking for comments and views on the different complexes, but havent found much. Unfortunatly, I cant visit LBTS more than a week this autumn...but I'll continue searching for info on the internet.

Hi- I grew up in Ft.Lauderale and Hollywood area. I have been in real estate for twenty years. I need more info before I can make an honest suggestion. How many bedrooms? Do you not want to go above two hund.? I know every building. Are u young, old, married? What life style would you like to place yourself in? Some of these building have rental restrictions. Is this for you to live in-kids, alone, etc. Nosey, aren't I. Thanks, Pammywhammy

Hi Pammy, here are some essential info: one bedroom is probably enough, Im 32 year old, gay, in a long-term-relationsship, no kids now or in the future, like an urban vibe (commercial street, I guess??), but also quietness and closeness to the sea (no party, party). We need to rent out the condo at least the first two years. 200K is the limit, give or take a couple of thousands.
