Where does north of Commercial come into play? All of the worst parts of Broward are north of 595 and north of Commercial actually (Pompano). The worst areas south of 595 is Carver Ranches and that is a TINY area and really not THAT bad if you aren't buying drugs, just the kind of area that is bad if you are with the wrong crowd. The north side has a few small but serious dangerous ghettos that you don't want to be in during the day, the south side is either "sleazy" or nice but does not really crazy bad like you would find in Pompano or in a bad part of Dade or PBC. Don't get me wrong, I nickname State Road 7 south of 595 "burglar alley" due to all of the pawn shops and the casino but the kinds of sleazeballs you see around there aren't usually the baggy pants types, more of the rugged scruffy types, although there are definitely plenty of sleazeballs. Dade really doesn't consume Broward at all at any point except maybe west Miramar (and that's more nice Dade actually) but I think there is perception is that it does, when in reality it's probably a little CLEANER and more "American" on the south side. The scruffy parts of Hollywood/Pembroke Park are almost even Tampa-ish to me. The most "Dade" like area is probably unincorporated SE Ft. Lauderdale and that is also a small area that is NORTH of 595.

Don't worry about my blather, but I just don't understand the perceived desirability of northern Broward versus southern Broward. Some areas like Coral Springs and Plantation are still nice but have nonetheless been going downhill more than anywhere on the south side for years. The only areas that are REALLY nice are either east of US1, parts of Coral Springs or Parkland. Sunrise, Tamarac, Coconut Creek Margate/the bulk of NW Broward are "fine" and not horrible but definitely lesser than Davie or Pembroke Pines or even Miramar really. More crowded and a bit older too, not a lot of stuff built after the 80s except for parts of west Sunrise and Springs although Pines has a hold on congestion.

LOl maybe I threw in the North of Commercial from habit. It's what I always told my realtors when asking for properties. Cuz my potential job was at University and OPB OR 65th and Fed. (same company two offices).

Even freaking Coral Ridge area I came down to look at places in Coral Ridge Isles area and found mattresses on the front porches LOL.

Maybe I had bad luck. It was high season and I gave up and came up here. Also several of the dopey HOAs on the beach wouldn't take my two stupid birds that live here. All of 30 grams each

ETA: Next time I get the FLL itch, I'm definitely contacting you and Tall Rick for neighborhood recommendations.

the area in or around 33029 is a great place to live. Wealthy but money well used.
