true indeed but you can still drive down there and see new buildings half empty. Go through Flagler Village, Colee Bend (or whatever its called) and sailboat bend. Also, in and around downtown there are TONS of homes for rent and I do mean TONS.

I own a home a few blocks in from Las olas Boulevard, and love the ambiance...is a mini South Beach with not as much as traffic and Las Olas Boulevard has exquisite shops and views.

I think Miami is going through more of housing crisis that Ft Lauderdale. There are good deals for $1K, but you probably aren't going to be on the beach or right in downtown...the demand is somewhat high for rentals in that area still.

Go Brickell, Coconut Grove, Calle Ocho, Downtown Miami

More White American, but friendly atmosphere? Fort Lauderdale has more of that.

Cowboys? go Davie

Boring ? Go Weston ... and drive a lot...

Gay-friendly? Wilton Manors?

Rich Latinamericans, Wealthy Jewish community, shopping, shopping, ~mod cut~? Aventura

Laid-back, city life, but a bit crazy ? South Beach

Aventura is now the rude NY'er/New Jawsee capital of Florida. I hear Boca simply refuses to compete against Aventura in Florida's annual rudeness competitions. They cant take the ~mod cut~ heat...

Have you actually been downtown Miami? That place looks like a scene from 28 days later at night. Those buildings are over 50 to 60 percent empty in many cases. The demand there is about as great as one's desire to contract a life threatening illness.

There was a guy who purchased a one or two bedroom condo downtown miami for 135,000 or something like that. This was back in 2007 when things were just getting started. Saw that on channel 7 news when they were covering auctions down there. You also have to remember many of those buildings do not qualify for mortgages because of the ratio of vacant to occupied units that fannie mae requires. I wouldn't even think about purchasing something right now. This still has a LONG way to go.

As for Fort Lauderdale, just for rentals downtown I have seen one place go from 1900 a month to 1600 a month in a matter of three months. They are in deep doo doo right now too.

dont put that on all new yorkers. It is a certain segment of NYers who are behaving like that in Boca and Aventura. I will will not point out which segment though because I don't want to point the finger at all segments of that population. It is a small group of these people that are screwing it up.
