Yeah, but that's way to the extreme other side of Surfside, right by the water. I'm talking about the small and very cool Hollywood style homes west of Harding. When you get within a block or two of the bay it gets fancy again. I didn't necessairly mean gritty in a bad way and also a lot of those homes are nicer inside than outside.

I don't think surfside is bad personally. I just think it looks rundown (momma bears words) or gritty (your words). I wouldn't purchase a home over there though. Out of all those island chains I prefer south beach if I were to live over there. Victoria has a gritty look too though over on the northwest side closes to sunrise

I PROMISE you - Abbot, Byron, Carlisle, Dickens, Emerson, Froude, Garfield, Bay Dr - all NICE....I lived there for 5 years before it got *really* nice, and it was nice then. Not the *least* bit rundown or gritty. It's a neighborhood of half a million dollar homes AFTER the crash.

Edit: Okay, I give up.
