Greetings,
Could anyone suggest nice places to live around broward county and best areas for foreclosure properties?
How are the cities of aventura, hallandale & hollywood?

Any areas to avoid?

Any suggestions much appreciated.

just looking at the map of south broward/north dade (based upon your suggested cities) on realtytrac.com and guessing based upon the number of foreclosures in each zip code shown i'd say look at:

33019 - 840 foreclosures (beach side mainly, not near us1)
33009 - 1234 foreclosures (look towards icw, again away from us1)
33160 - 1058 foreclosures (check out sunny isles in particular)

realize, however, that where you find the most foreclosures is also where you'll find a majority of the subprime mortgage holders.

Hollywood is going to have a lot of foreclosures, but then again I wouldn't want to live there. I'd flat out just avoid it. Look more in Pompano, Fort Lauderdale and Deerfield.

Hell, there are 1000 pre-foreclosures in just one zip of Weston alone.

I would take Hollywood over Pompano ANY day. Pompano has nothing resembling Hollywood Lakes, Emerald Hills, etc, where on the other hand Hollywood has nothing resembling Collier City or really most of Pompano west of US1. The only thing I would say is worse in Hollywood is the US1 corridor itself. Ft. Lauderdale is nice to the east of Dixie Hwy, but very expensive and congested.

Anyway, I think the best deals for foreclosure properties is probably west Miramar, west of 148th Ave. Lot's of nearly new, large homes to be found for low prices in comparison to similar areas (Pembroke Pines or west Sunrise for example), and with the exception of a few transient apartment complexes, the area isn't bad at all.

Really, anywhere in Broward County is going to have an abundance of foreclosures, it's just a matter of where you want to live (east or west). Most of the cities have their good and bad. I would say most of the coast is desirable, and Parkland, Weston, western Davie and Cooper City are the most desirable areas on the west overall.

An important note on foreclosures, the banks are taking cash buyers over financed deals - the irony of the foreclosure situation is that many of these homes will go to an investor, NOT a family looking to pick up a home on the cheap. ALSO, don't be surprised if you end up competing on a foreclosure with 20 other buyers. Lots of competition for these homes, and if you have cash you will beat out almost all of the other buyers.

Paying for home that was valued extremely high and getting 100% financing without income verification. This is the same for all over the country, just very bad here and other states.

ok so aventura is awesome, they have aventura mall which is the best lol. that's in DADE county, but at the very top so it's close to broward. but that means if you have kids, they will go to a dade school, not a broward school so idk much about that

hallandale, well, hallandale has the crappiest schools, honestly. you can get your kids reassigned to another school in broward, but you might have to provide transportation yourself (not always, it depends on the situation). some parts of hallandale are worse than others, but there's some really nice communities. theres some good resturants and stuff too, and it's really really close to aventura so you can go to that mall (:

hollywood has good elementary schools but not such great middle and high schools, although they're better than hallandale's schools. just w/e you do, do NOT send your kids to attucks middle, they WILL be beaten up there. the other schools arent good either, but then again there's always that reassignment option. hollywood is close to hallandale and thus close to aventura also. lol i really love that mall D

there's also a city called cooper city. it's in broward, west of these other cities but it's closest to hollywood. they have the BEST schools in the county. it's the safest city in broward basically. really nice neighborhoods. it's a slightly longer drive if you want to go to the beach or aventura mall, but its a nice place to live especially if you have a family
