Pines...TOO congested especially west of I-75. I have never seen so many traffic lights in my life

Margate....old style, nothing interesting. Bland.

Tamarac....even older, high geriatric population. Bland

Sunrise......acceptable, but some areas a little shady.

Davie...the best of the bunch. Careful with east Davie though.

I agree with heydade except for the west of 75 in Pines part. ALL of Pines has too many asynchronous traffic lights. Davie would win for me.

I honestly prefer P. Pines because it is more central to both Ft. Laud and Miami. Besides the traffic light situation the city is beautiful. West Pines of course. East Pines is blehhh.

My favorite out of all of these is Davie - if you stay out of East Davie, the rest of the town is pretty nice. Lots of custom homes on acreage as opposed to ugly sprawl on postage-stamp lots. Tamarac and Margate are pretty ho-hum; I don't really have any good or bad things to say about them except that they have a lot of retirees and 1970's/1980's townhomes and villas. Sunrise has some nicer areas and some areas that have seen better days. Much of Pembroke Pines, though very safe, is cookie-cutter tract homes, especially in the western parts. Pembroke Lakes, however, is a nicely-kept non-gated/non-cookie cutter neighborhood that is refreshing to see in SW Broward nowadays.

Though it's not on your list of places for us to compare, Cooper City is my favorite town in SW Broward. It has a lot of nice homes on streets lined with mature vegetation.
