Basically I am a recent father (with a wife)...and typical stuff...don't want pretension or high income areas (as I don't have the $$), but don't want to compromise safety or be somewhere where I wouldn't want my kid playing outside, etc.

Plus...some interesting places around...just anything at all that is somewhat interesting to walk around a bit...even though I realize most of Southern Florida (at my price ranges) isn't pedestrian-friendly.

ALSO...WHY or WHY NOT...for places you'd recommend or NOT recommend...?

Can someone give me a run down on these neighborhoods....impressions.

Coconut Creek is a nice area, but you don't have much in terms of entertainment or restaurants.

True. But it's only a 10 min drive, if that, to Coral Springs.

My favorite out of all of them is Deerfield Beach east of US1. It's near the beach and an established area where you will not find gated communities and cookie-cutter homes. There are some bad areas between US1 and I-95, however, and there really aren't many bad areas in the other towns you mentioned. Margate is a ho-hum suburb with some families and a lot of seniors. Both Coconut Creek and Coral Springs have nice areas, but I would say those in Coral Springs are nicer. Coral Springs probably has the best reputation, overall, of all of the towns you have mentioned, and many families choose to live there.

Here is how I would personally rate it.

1. Coral Springs, anything away from Riverside Drive or Sample Rd is pretty much okay. Better schools are north or west, average everywhere else.

2. Coconut Creek, the further north the better, not bad in any part though. North of Sample Rd is ideal. Schools range from average in the north to pitiful to the south.

3. Deerfield Beach (east), probably the "nicest" area on it's own, so mainly ranked this low due to the expense and the schools. It's good for childless couples but for a family you can do better.

4. Margate, just bland, lots of older people, nothing too terrible but nothing too great either. It's mostly either condos or 1960s ranch homes. Below average schools.

Sorry, just realized, I meant WESTERN side of Deerfield Beach, closer to the other areas...uggh...that is up there permanantly now.

No worries, a moderator could probably change it without a problem! As far as western Deerfield, it pretty much blends in with Coconut Creek or even Boca Raton, but I'm not sure about the schools.

Thank you for the update.

So Deerfield Beach blends in...is there any benefit/downside to living on one side or the other...maybe better or worse policing, or anything else?

I'm actually applying for a job in that area - northern part of Broward...hence all the interest

By the way, how does DAVIE compare? Granted, it's a bit further south than the others...meaning commute might be more...but is Davie a better place in some ways...or is it all about the same, more or less?
