If anyone out there knows/has used a reputable realtor, I'd appreciate a name, especially if he/she is familiar with PP/Miramar/Hollywood or other south Broward areas. Best, k.

Out of Hollywood, Pembroke Pines, and Miramar? West Pembroke Pines easily. Hollywood is a dump and Miramar has been on a VERY bad downward slide the last 15 years and just getting worse every day.

To clarify - Pines is fine but has alot of retail and commercial that makes the roads quite busy. Far west Miramar 172 and west - is really nice and a good way to be close to all the amenities of the area without paying the traffic price. It makes a huge difference in taking a walk - riding with kids etc.

By the way VR2 -take a look at the price of homes in Pines west of 172nd and then compare those to Miramar in the same area. Enlightening.

I lived in West ppines 1999-2001, then in West Miramar 2001-20011, and now I live in Fort Lauderdale.
West I mean West of 75... Loved it, it is suburban living. so green, so clean. So well eqquiiped with all you need. I did hear a few cases of bulglary but it was so uncommon that we talked about each case for weeks!
Now I live in Ft. Lauderdale (renting), but my only kid is three so I still have a couple of years before I decide on where to live for when he starts elementary, I think it will be plantation, they seem to have the best schools for my parenting style.
I love Fort Lauderdale, well, I love living 2 blocks from the beach. I go there each monring, I go there almost each evening, I looooove the ocean.
Yes, people drink, but the madness happens, in my opinion, mainly in beach place. I am in sunrise and I never have a problem, I feel safe. there is always people, couples, kids, late at night enjoying pizza, ice cream, etc.
I love the atmosphere and there is always something going on. I have a strong spiritual practice and Ft. Lauderdale has it all for that too. Plenty of yoga and wellness places. When I feel like drinking and dancing, which i do, I grab two girlfriends and off we go. Never had a problem.
It is noisy, so I will move a little northern next year (And not by a main street!) . But other than that, love it! going to riverwalk, las olas. Federal

I guess it depends, but I do feel much better and lighter in Fort Lauderdale than I do in Weston.

Now, I do go to Weston for a fancy night, but I also do the same in Miami.
I still go to west ppines/miramar often as I have many friends there. And I love many of the places like the pembroke mall and Pembroke gardens mall.

I thought I would provide my view since I have lived in the 3 places listed.
