What's the Broward take on Aventura/Sunny Isles? I know it's in Miami-Dade....but right on the Broward border...so much so that some of the Miami residents kinda consider it more Broward feel than Dade feel.

Also, many informative Broward posters on this forum...so enjoy reading your perspective.

I've driven through 'Sunny Isles' a few times between Hollywood and South Beach...all of the many tall condo buildings are intriguing. Recently I discoved that the prices aren't at all horrible. Additionally there is AVENTURA...which I heard doesn't have the ocean view but also has the tall condo buildings everywhere.

I did make it to Aventura Mall, but didn't see the condo areas...the mall seemed great though. If the tall residential buildings everywhere are within feasible walking distance of that mall, even better.

I originally dismissed this area assuming it was too costly. But viewing rents, it seems that there are 1-bdrms and occassionally even 2bdrms that do seem to be just every so slightly under the $1,000/month mark - which is kinda nice!

So, what's the Broward take on this pocket on the Dade/Broward border?

Not sure what you mean by the Broward take on Aventura / Sunny Isles ... but in my opinion these are two of the nicer areas in Dade County and most diverse .. meaning more than just a a heavy Hispanic monoculture like most of the rest of Miami Dade ... in that area you still have a high concentration of Anglos , also non Hispanics of Jewish origen mostly from New York and New Jersey .. few Cubans and more South Americans i.e Argentines and Venezuelans ... also a large concentration of non Hispanic people from the Caribbean ... and last but not least a large population of Russians and others from the former USSR ... in a nut shell it is much more diverse than the rest of Miami Dade .... I personally love that entire area to include Surfside , Bal Harbor and Golden Beach ... I feel it is much more interesting than the rest of Dade County .

Thanks! Yeah, that is what I've been thinking. Having been in South Florida a few times, I quite liked Broward much more than Dade. But, I always liked that little strip of condos everywhere along that area. I always assumed they were skyhigh in rents as well.

Doesn't seem to be the case, the rentals seem reasonable. I'm gonna guess condo fees on purchases would be a nightmare though.

'What's the Broward take on' = what do people in Broward think about... = from a Broward perspective.

I have a friend that moved there from Pembroke Pines and still sends her kids to private school in Broward and absolutely loves Sunny Isles. The suburbian life wasn't for her. Plus, she's South American so it's a perfect fit. I love those condos there! I would love to have that lifestyle out there one day because Aventura is such a fantastic mall and my husband's office is nearby.

I bet there are great rental deals now and better buying deals. I love going on the RE sites and looking at all the condos there....love the cool layouts. Try to get one ON the beach...not across from the beach!

Aventura/Sunny Isles is very upscale compared to most of Dade County. There aren't really many houses there, but mostly high-rise condos. It is a very safe part of Dade County too. The downside is the traffic, which is horrible there. It takes forever to go 1 mile between 95 and US1 on Ives Dairy Road. The driver's are typical Dade-style nutcases too. I like diversity, but there are too many foreigners there for my taste. This coming from someone who lived in Brickell at one point in time. Most people in Aventura speak a different language other than English, and many are 1st-generation Americans or non-citizens. I honestly feel whenever I go to the Aventura Mall that I am the only one of thousands who is not a tourist or a foreigner. Believe it or not, Aventura is probably more non-English speaking than most of Dade County. I can walk in downtown Miami, Coral Gables, Kendall, or South Beach and most people speak English. Not in Aventura.

The main difference between Broward County residents and Aventura is that most of the residents in Broward are Americanized, meaning they are 2nd, 3rd, 4th, or 5th generation Americans. Many are from other parts of the U.S. Whereas Aventura is mostly 1st generation American or foreign born.

Aventura is nice. Most people think of it as a retiree kind of place...older people, very high Jewish population. Ever since the City of Aventura incorporated many years ago, it has become a better place. Aventura mall is a very popular place. I don't care for the traffic in that area too much. I only go to Aventura to visit my favorite restaurant...Houston's !

Also, there isn't much nightlife in Aventura. There isn't much entertainment there beyond the mall. You still have to go to South Beach, downtown, Brickell, or the Grove for the majority of nightlife.

I like Broward a lot as well...but really loved Aventura Mall...I think I loved that there were that many foreigners...and such a large mix of them - Jewish, Carribbean, Spanish, the entire spectrum. I also love the tall buildings everywhere.

It seems like it only has to be a matter of time before they allow more 1st or 2nd story shops and such to cater to the local residents.

Renting seems completely reasonable there...like could find for $1000/month and even slightly less. Is there a catch there?

Curious about buying....are maintenance fees extraordinary? Seems like any kind of condo in the U.S., they come with attached enormous monthly bills with them.
