no compelled...I don't work for davie or miramar. I do know others that do. you and I will never see eye to eye on this issue as you are always defending Miramar with a passion when I am trying to warn others to stay away. I did live in Miramar, so I can speak as an ex-resident that our area had break in's left and right....car vandalism left and right.......we decided to move because of the crime. My last straw was when I was sitting in my home office looking out on the street in front of our home. It was starting to rain a little. A white car with limo tints parked across from our house and just sat there....nobody got out. My car was in the garage...so it looked like nobody was home. I thought it was peculiar, so I called the police. They came....and when they tried to run the guys tag....the white car with the limo tints peeled out and took off like a bat out of hell ! I followed up with PD and they told me that the car had crossed into Dade County and it started raining a little bit more, so they decided to not pursue him. That's when I said I was outta there ! No regrets. I think the thieves use Miramar as an advantage since they can cross into Dade County and it becomes much more difficult for police to catch them. This, and the economy turning sour, has produced a recent crime wave in Miramar. It just keeps getting worse and worse. But again, just my opinion. My next door neighbor in Davie is a retired pines cop....he fills me in everday about the status of our neighborhood. We are doing just fine....although we did have one break in and several vehicles with their windows smashed and valuables stolen. That was about a year ago...it only lasted a week. I am very keen and aware of crime in Davie....i know east davie is bad. But I also know west Davie is not even close to the amount of crime in west Miramar. Comparing west davie and west miramar is like comparing fiji apples with asparagus.
But....each to their own. That's what makes city-data a great place ! I can always count on you, Compelled, for a rebuttal anytime I warn people about the crime in Miramar. lol. That is for certain !
I agree, to each their own, but I'm fine with Weston hahaha. But I still don't agree with some of this. I would say that the crime rate in east Davie is comparable to east Miramar. I agree that certain sections of Miramar that don't seem like they should be are very vulnerable to crime due to their proximity to the Miami-Dade County line, especially the area south of the turnpike (Viscaya area) due to notoriously slow police response times, and that whole River Run area has a similar problem because it's a fairly nice area that is literally down the block from Carol City, and to a lesser extent that Villages of Renaissance area too. I would say that the only neighborhoods that are bad on their own, though, are the infamous Sherman Circle area, the areas east of 62nd Ave in east Miramar (basically right on State Road 7), and a couple of pockets of section 8 in Nautica and Monarch Lakes. The rest of the issues seem to actually be spillover crime from Miami-Dade County. Every other area that I haven't mentioned in Miramar is at least fine, and to me is just like a newer, less congested Pembroke Pines.
Let's compare this to Davie. To be fair, Davie does NOT have the same issues with spillover crime due to it's geographical location. However, there are plenty of seedy areas. Heading up the Davie Rd extension, south of Stirling Rd, is a section of Davie that is worse than Sherman Circle. This area, however, is pretty small, to be fair. The area around downtown Davie is a known area for drug activity and robberies, and property crime is sky high in that area, and it's a pretty large area. Pretty much anything east of Davie rd and north of Griffin Rd is shady, and it's even seedy all the way to University Dr south of the Nova/BC campus. Going all the way up 30th St, you even will see burglar bars on many of the homes west of University Dr; property crime is very problematic in that area. Even all the way out west, there is a new seedy spot forming out around SW 130th St, over by where the Dunkin Donuts is, and that trailer park is becoming worse crime wise. Also, there are many muggings and carjackings that occur in the parking lot at the Super Target plaza at Stirling and University, as well as most other strip malls along University, although so frequently as to consider it "bad". On the other hand, the rest of Davie is fine.
I have no bias towards Miramar or against Davie, and if anything I'm biased towards Davie, having grown up there, and I would personally rather live in Davie myself (less cookie cutter). I am simply calling it as I see it. I think both areas have their good and their bad, but overall round out to be about average. I just don't think Miramar is that bad, so I try to explain why I think so, but it is all a matter of opinion.

My wife and I bought a home in West Miramar in '09, and the only neighborhood that we liked was Harbour Lake Estates, lot's of well off Cubans live there, it reminds us of Royal Oaks in Miami-Lakes. Sunset Lakes was the only other neighborhood in West Miramar that can compare (home wise) to Harbour Lake Estates, but the socioeconomic level in Harbour Lake Estates is much higher than in Sunset Lakes.

Tugando...they started dumping stolen cars off 195 ave in harbour lake estates...the west side undeveloped lake. They usually access the gate off the parkway.

The association at Harbour Lake Estates has currently restricted access to the undeveloped area surrounding the lake. I was told by the treasurer of the association that the property on which that lake sits is owned by the association. They are restricting all access to that lake, because of "numerous off-road vehicle accidents" that occurred. I guess that they do not want to get sued.
I knew about the issue with one of the models here before I bought in '09, since I know someone who bought here back in '02. I was told which model "supposedly" has the issue, and avoided it just in case.

lol...well, they cut the locks and enter. Overall though, you do live in a very nice development. Probably the best in Miramar....although it's a pain to get too being that there is only one entrance. If your off 195 ave...that's a LONG drive out to the west !
My dh just got an offer for a job in Miramar. It seems lots of coworkers live in Parkland which seems good. I would like a k-5 school for the first year so all 3 kids can stay together. Comments? NJ girl most of my life- but I was born in Tampa, FL while my dad was stationed in Vietnam - so maybe it is coming full circle for me.

For me personally, seems kind of ridiculous to drive all the way to Parkland (30 mile drive appx) when you can live close by in Weston. The commute back and forth every day, although easy freeway driving on the Sawgrass and I75, would get real old, real fast for me. Parkland is nice....but Weston has more of a vibe and is a lot closer. Weston also has excellent elementary schools.
Hey dade
Thanks for the input. We are coming to look in person week after next- to either rent or buy (depending on prices since here in NJ we are not sure how long it will be to sell our house).
But after many hours on line (which just may not be accurate once I see in person) I really did not like Weston. Cookie cutter developments with very little grass/privacy between houses. Lots of other threads mention lots of spanish language around towns and between "moms" not sure if I would fit it as a WASP from NJ.
Parkland for example has temple and catholic church only? And the Coral Ridge Presbyterian is WAY TOO conservative, as well as political, for me.
So far we are scheduled to look at homes in Weston, Parkland & Boca Raton (PB County I know but I just liked the older neighborhood feel I saw on-line and did not seem too much farther from Miramar hopefully I am right). We will have absolutely NO family or friends around so I really want to be able to have fun places to go and hopefully make some friends.
Our budget is under 600K. Our current house 1500 sq ft. 1/2 acre lot & (hopefully) is worth 550K with taxes of 7K. I am happy to sacrifice house size for yard & location, just want to make everyone happy of course!
Any ideas are greatly appreciated. Never ever though about moving to FL before but here we are & I am getting excited.
Boca is too far for a commute to Miramar. It sounds to me as though you would fit into Plantation Acres or Oak Hill in Davie perfectly. Look up zip code 33325. Lots are all an acre and houses are in the same price range as everywhere else.
