Is there such a thing as a general food map ??? I mean something that is easy to read, like a color coded map for the general south west Fla.
I would like to know how far from the water we have to get to see less expensive insurance. We are moving to southwest Fla to retire. The less expenses the better. BUT we want to be close enough to the water to use it almost every day.(fishing...sailing...jet sking....kayaking...swimming...etc,etc,etc) We are coming down for the weather and the warm clean water.

As soon as we sell here in NJ we'll be down.

Also, if anyone has any tips for keeping expenses down (like having a hip roof) please post up. We want to keep costs as low as possible and still live very comfortable.

Thanks, but, that link requires a certain address. While house hunting, I don't have an address.
Without putting in a certain address, I just want to figure out which areas would be cheaper for insurance or require no flood insur. at all

OK.....let me rephrase my Q.
Is all of Cape Coral in a flood zone ??????
I want to be near Charlotte Harbor. Is all of this area a flood zone ??

I'm just trying to keep my expenses as low as possible, and at the same time not being too far inland.

On the map I posted you should be in B or C for the lowest rates in Cape Coral.

Here some ways to keep expenses down.... buy a house in nw cape coral. House are generally at least 20k cheaper. Most are newer and if the house is 2005 or newer it meets the most recent hurricane codes which also makes hoi cheaper. Because they are all private well and septic there is no water and sewer bill. The latest estimates for public utilities being brought "east" of burnt store rd is 20 yrs. Pay cash for the house so you don't have any $$$ going to interest.

This is what you could expect if you did this......... 200k worth of ins about 800 per year, flood ins 400 per year. If you apply for homestead exemption you'd pay about 800 a year in property taxes, cut your own lawn.

You'd be in the part of the cape that is closest to charlotte harbour, just keep your boat at burnt store marina, close to punta gorda airport.

Count on about 200 month for electricity and your total hosing expenses are close to 400 a month

That map is a good reference, but how does it compare to the re-zoning in 2008?

I'm looking for a similar one with the updated zoning - but that rascal is hard to find.

You have to go to the FEMA complicated one and put in an address.

Put aside some money for tree planting.
