Hello Everyone! SoFlgal I just wanted to thank you. I read your blogs when family were reloc from NY, and we settled down in Deep Creek and are very happy. I truley believe that charlotte county is turning around and upward and onward.
Now, we are looking at a larger property and home in Praire Creek Park. We are not ranchers but enjoy the outdoors. It is a far cry from deep creek.

I wanted your opionion. About things such as that general area....Babcock ranch future site of green community....living in a home with no public water...septic and well water. Though the home is set up well...I am not familiar with well water usuage.

Any comments; insite would be appreciated. Mary

Hi Mary!

Glad to hear you're happy with your new home purchase. This website has some pretty good info about Babcock Ranch: Babcock Ranch Florida - Innovation/Energy

Prairie Creek is located out off of Washington Loop and 17. It is deed restricted and is zoned agricultural. Most homes were built between 1970-2000, although there are some newer homes as well. The HOA fees are very reasonable at $370 per year. Prairie Creek is located right by Hathaway park which has a boat ramp and is a great place to fish. Many of the homes are located on 4+ acres. Throughout the community there are miles of riding trails. I have seen a few foreclosures sell at pretty reasonable prices lately.

As far as the well and septic go, I have well and septic at my house and I actually prefer it to city water and sewer. Every six months I have the well guy come out and change the filters and scrub the tank down and that's all there is to it. It costs about $100. Then once a month he comes out and checks to make sure the salt in the tank is adequate. That costs me $35 per month. My husband could do both things but I chose to hire out instead. I don't have a big city water bill if I want to wash the car or water the plants, although I am still conservative.

Then with our septic, about every 4 years we have it pumped out. That's all we have had to do.

I'm sure you could run into other issues is the equipment was older or the tank was deteriorated but we haven't.

Yes, that does help; thank you! Ok, I feel better about the well and septic now! Do you think we can receive high speed internet and cable tv?? Also, what is the name of the HOA? Mary

I found a listing on Prairie Creek Blvd that states HS Internet available and also says Cable available. I would, of course, double check that though.

I believe the name of the association is Prairie Creek Park Property Owners Association, Inc.
