The rental market is GREAT here, so many people have walked away from their homes after taping them out of all the inflated value. Now they don't want to be responsible for their past actions and are paying dearly. Buy bank owned single family homes in nice communities.

Whiskey Creek? Three Oaks?
It seems like the south side of the fort myers is better. Am I correct?

Yeah the South Side of Fort Myers is a good bet. In Fort Myers I believe it was the zip codes of 33928 and 33913 that had the highest property values.

I am actually looking to move to Fort Myers, I look at houses in the Briarcliff area on the net. I know I do not want to have any HOA fees, since these pesky fees never goes away and only goes up. If the house is asking for 280K, and the assessment value is only 181K, would I be too low to offer 210k?

The roads in that area flood quite a bit during heavy rains, which is a lot here. Ask lots of questions.......... Friends of mine lived back there. He tried desperately to convince the county to clean out the drainage ditches. Be careful !
