About to invest a duplex house as a rental property, but just found out there is no garage

Is it a must-have in SWFL?

Depends on how much storage space you have in the house. There was an article recently about how people were adding more garages - because of the no basements.

Where is the washer / dryer? No garage usually means small living area, 1000 sq ft or less.

Cape Coral does not allow "work vehicles" to be parked in a driveway for long periods of time. Resident plumbers, AC guys and the like park their trucks for overnights and weekends in shopping center parking lots. Hopefully near where they live.

Sometimes a garage comes in handy for hiding these vehicles.

Since it is a rental, the renter would decide if it is important to them and possibly move on.

If you are working with a realtor ask them to give you a CMA of recent similar sales, with and without garages. My guess is, there will be an incremental difference.

Next would be a short or quick comparison of rentals with the same square footage with and without.

Our local MLS has listings for "Income Properties". A Realtor should be able to create a report quickly. All they do is check a box for attached or detached garage or garage / car port, yes or no.

If the price is right and the location is right, near bus lines or schools, you should be okay.

Rentals during season are higher than during summer months.

Standard 3/2 1,100 square feet in a decent location will rent for 850. No garage, maybe 750.

Is this your first income property? If so, are you an absentee landlord or are you local?

I would not leave my car outside in SW Florida. It is bad enough to leave my boat on my lift. The weather here is just so hard on anything left outside. Not counting all the codes around here that won't let you do anything outside. Most renters won't think about a lot of this in till they move in and run into trouble. Then when they move on they will know the next time. That is the young ones. The older ones already know and just won't rent.

Sun can be rough on the paint, but most cars now carry at least a 10 year warranty on the clearcoat, only thing you gotta do is get your windows tinted and a windshield reflector and your are all set.The freezing rain, snow, hail, salted roads, and wind driven debris up North is far worse for a vehicle.

I personally would not rent a place without a garage. Since there aren't any garages I would assume it is safe to say it is a older, smaller duplex in which the rent will be pretty reasonable, so you probably wouldn't have any issues renting them.

Car port is good, Garage is better to protect your car from possible hail damage.
If you vehicle fits. most garages in any neighbor hood are so full of crap that people can hardly get in let alone a car.
To renters it will be more of a storage issue then a parking issue!

Storage space... It can be really expensive to add on space to a home here. Most cities won't allow standalone buildings such as sheds. If you don't need any extra space, I suppose it could work but I am already trying to figure out how to turn my 2 car garage into a 2.5.

Hail damage? Are you high? I have seen hail 3 times in 30 years in Florida.

You just found out there is no garage in a duplex you are thinking about buying--have you even seen the property?

I saw it from Google map....

I am in California, usually I dont park my car inside garage.
