If you could find something on the water or something that was a nice size lot, like 123 SW 31ST AVE
CAPE CORAL, FL 33914 looked like a beautiful site. Corner lot on the water (but not direct access). There are a lot of land lots that offer no privacy, having a larger lot or waterviews can provide privacy which will help the resale value down the line. I would call David Headd, he's been a Cape Realtor forever 239-340-9153 and knows a lot about the pros and cons of waterfront lots and also the assessments costs regarding city water & well/septic costs. Give him a call, he works mainly with buyers will give you helpful information.

This website was created by the Greater Fort Myers Board of Realtors and has almost all the inventory for Lee County. If someone has not listed in the MLS (Multiple Listing Service) they must not want to sell it that bad or perhaps there is something wrong with it.

When searching for property anywhere the best way is to work with a local realtor instead of Zillow or the other sites. Those sites often have properties that are not even for sale.
When working with a real estate agent, you should have a good conversation with them. You should talk about your criteria that is important for you in a property. If you are looking at lots, then you want to talk about location, do you want a dry lot or on water. Also, look beyond the price of the lot as a determination. If you are going to build you should have an idea what the total value after construction will be.
It would not be wise to build a home that would be valued at say $500,000 in a neighborhood that averages $180,000. You would not be able to sell it and get your money back.
After talking with a knowledgeable agent, they should be able to narrow your search to property that only fits your specific criteria. From there you should be able to visit with some builders who can build on your lot and give you the home of your dreams.
