We're starting our real estate search-plan to move to SWFL in about 3 years. We like the area around Gator Circle in NE Cape Coral. Could anyone comment on the area? Right now we're in our early 60's. We don't want a canal or waterfront. Trying to keep the home cost under $250k with a pool. I've looked also at Coral Lakes and Bella Vida-Lennar is building new homes in those developments. What are your opinions on gated vs. non-gated communities? NE Cape Coral seems to give the advantage of behing close to downtown Ft. Myers and the airport and also being not to far from Punta Gorda. Any other areas you might suggest to look?

In Cape Coral, there are many areas that are seeing growth in that new construction is popping up.
In the North East, Gator Circle area you can find homes that were built around 2005 and some have a pool and they will be $250,000 and under. The Lennar homes in Coral Lakes will be around $250,000. I think Bella Vida is out of sites in that price range.
Many people like a gated community as it gives them a sense of security as well as providing nice amenities. There will be a HOA fee that is monthly or quarterly and you have to figure that cost into your budget.
If you are not going to be in a position to buy for another 3 years you will be looking at a totally different market by that time.
Market prices have risen about 15% in the last 12 months.
