What is the impact of a hurricane in SW/SE Cape Coral, do homes get flooded especially if you are on a canal.

Well, it has been 10 years since we had a hurricane in SW Florida. If there is flooding it has come from heavy rains more so than canals overflow. The wind does the most damage to trees and roofs. If the roof is damaged there will be water on the inside of the home.
When hurricane Charlie hit, I was living in Cape Coral and rode it out at the High School. After it passed I went home and found a few shingles blown off the roof and some tree limbs down. The power was off for a week. And I saw no flooding.
It depends on the hurricane and how close you are to the main path.

We had no problem with our brand new house when Charley hit in 2004, the only damage we had were 2 of the sapling trees.


Around 1988-89 we were living in a home on a direct access canal. We had either the tail end of a hurricane or a tropical storm, I don't remember which. The canal rose up to the stairs going down to the water but the house was never in any danger.


The newer homes were built on fill dirt so they rarely flood. When we first moved back to the area in 1999 we moved into a rental on SW 34th St. It was one of the older homes that had NOT be built up with the fill dirt so most of the water on the street naturally flowed to the lowest point which was our home. We drove up to the rental in June of 1999 and there had been a lot of rain, not a hurricane or anything just the usual severe summer storms that had been relentless for days. The house was surrounded by water. We had to park on the street, hike up our pants just to get to the front door. The lanai was filled with water almost coming up into the den and one of the back bedrooms had water intrusion.


So my advice would be to stick with a newer home
