I'm in Gateway (a beautiful treed subdivision in Ft. Myers) - we should all get together when you move down.

If you read the fine print the county/city reserves the right to reassess at any time. It also doesn't guarantee there won't be a mill rate increase. Unfortunately for you, I'm assuming you don't have homestead since you aren't a permanent resident, you might be in for quite a shock if you're only paying $1200 now. My neighbor isn't homesteaded and his taxes in the last 3 years went from $1300 in 2013 to $2600+ in 2014 last year they were $4200. They literally just knocked on his door in the summer of 2014 to reassess his house. They did it to everyone in the neighborhood that wasn't
homesteaded. They will nail you any time you buy, sell or refi as well.
my taxes in florida are $2200 not $1200. I do not have the homestead . I don't have homestead on my Indiana property either. In Florida They were assessing my property at only $113k. Realistically it is worth around $200k so it'll be interesting to see if they do bring it to true market value or not.

Actually when ever I come down to visit I have to make a conscious effort to watch my speed and stay out of the left lane cause I am the driving too fast! All my friends in Fort Myers warn me about speeding. I've seen cops in the middle of the road in Fort Myers beach with their radar guns out clocking cars as they drive by.
I almost bought in Gateway, nice neighborhood! I bought in Brookshire Lake Village.

I'm heading to Anna Marie Island next week for vacation and will try to drive around and get a quick feel for certain areas. I'll admit, Cape Coral sounds perfect with the ability to have a boat right in the back yard.

Philly burbs here, over $12K in taxes, $1600 in home owners and $12K in landscaping services. Add in the long winters and I am absolutely ready for a change and for boating year round.
