I heard Royal Tee shut its doors today. Anyone know what happened? I would hate to see it become another development.

Saw it on the News last night. I clicked on this link cause I thought you were going to tell us!!! We were very close to buying a home their in 2012, liked the neighborhood, house was beautiful. Don't really care for HOA controlled community. I know....their is good and bad, but chose to buy else where. I feel sorry for the folks that own homes thinking they would always be a Golf Community. Who knows now what it may end up being.

Why? They bought there because they could enjoy a golf course they didn't have to join or pay for. When the guy who was paying for it decided it was no longer a viable enterprise the "free view" was over. If you look at course reviews on sites like TripAdvisor they said the place was in horrible shape. Courses are closing nationwide and the usual replacement is more homes.

Golf is a dying game (less people are playing). Even Nike quit the golf equipment business last week due to poor sales. Real estate is getting hot again so why keep a course going that wasn't profitable if you can switch strategies and build homes on that same piece of land.

Next part will be the further decay of the golf course. The owner will use this "decay, poor appearance" as leverage to pressure the city/county into approving homes for the site. He will say that the course isn't viable, the poor condition (weeds, trash, dead grass) can be immediately improved with new homes. Surrounding homeowners will be in one of two camps: Protest saying new homes will devalue theirs and say they bought there specifically for the golf course views (which ironically they didn't pay for) or the homeowners will realize that a decaying course won't get any better and will never be returned to a lush vibrant course so they will jump on the development train early realizing it will be better to just get progress rolling.

The course was packed in season despite poor maintenance. It is a 27 hole course. They could build on 9 holes and still have a championship course. They could include HOA for the new homes to pay for maintenance and keep the course viable.
