I will be moving to Florida and am looking to build a home in Cape Coral. Does anyone know of a quality home builder all in at $70- $90/sqft.

A quality home builder at that price , not likely. you would be much better off buying an existing home to try to come close to that per sq ft price.

I can see up to $100/sqft, but anything over is over priced. I'm not looking for a high end luxury.

Houses here have to be built to Miami/Dade building codes, which are possibly the most stringent in the world. It isn't cheap. Cape Coral in particular has a maze of permitting and fees that everyone has to wade through. It's doable, but costs more than it does in most places.

It is unfortunately the downside of a supply problem. I spoke with a builder yesterday. There was a model that I was interested in building about 6 years ago. back then it cost $200k for a 2000 sq ft home (not including land, well, septic or city water sewer, did not include fill dirt to bring up elevation or capital improvement fees) So even then was $100 per sq ft. that same house is now $270,000 but now includes fill, water and sewer hook up fees (not assessments or capital improvement fees). So that is $135 per sq ft and it would be considered a mid grade , non luxury home. start thinking about , landscaping and the cost of land it is still a much better deal buying an existing home. For those that own existing homes it is still a good sign that real estate still has room to go up.

Yes, building your own home dreams were killed after the construction prices soared and the Miami-dade codes were enacted.

There are many options I think. The advice given about the added costs in cement and such was pretty spot on, I think. Building supplies are commodities, and the national building scene seems to be exploding. There are a few builders here that are national companies that do spec building. That would be something worth looking into. I guess it depends on what you want to spend.
