Hi Guys and gals


My wife and I are planning to move to Cape Coral within the next year. We plan on traveling to Cape Coral quite frequently from Long Island NY to look for our new home. My question is what would be the difference between the north east, west sections and South east or west sections of Cape Coral. I have been told we want to purchase and live in the SE or SW sections. No one has told us Why?. Is it the crime, is it the traffic, night life, is it the convenience to shopping or what else. We would really appreciate any in-site that you can give

There is already a thread on this exact topic and things haven't changed much in each area so use the search button and you can read and probably get all your questions answered. but yes there are differences and when someone tells you to choose one over the other it is very biased based on what they value or want from a place. all areas have their merits but what some will see as a benefit others will see as a drawback so greatly depends on you and what you are used to , what you are looking for, which would determine the best area for you.

Well said.

My preference was the SW as most of the houses were newer and we moved there in 1993. I also liked the schools better in the SW at that time. Now my kids are all grown.

My favorite area of Cape Coral is SW near Rumrunners down off Chiquita south. It has lots of trees and is just a pretty area. Many gulf access canals also if you are wanting a boat. However you need to have flood insurance there and there are many streets in the SW that are practically underwater during a heavy rainstorm. It was a mess during Hurricane Irma. I think the worst is around Skyline & Chiquita and also around Trafalgar. They haven't fixed whatever the problem is because I was on Skyline near 40th Street in June and the street was almost impassable during a heavy rain. It usually drains fairly quickly however.

When we first moved back here in 1999 we were renting a house on 200th block of SW 34th Terrace. It was one of the older houses on the street so it wasn't "built up" like the newer houses on the street. Consequently when we had a heavy rain the street near my house would flood and when it was really bad the water was in the lanai up to the sliding glass door and one of the back bedrooms would also flood. I would recommend buying new construction or at least something built after 2003 when the new hurricane building codes were put into place.

I bought my late aunt's 47 year old house in the SE two years ago and while many of the houses are older I have had no problem with flooding here. We have a good drainage system here and I'm not in a flood prone area.

I think it is only fair to have a distinction between "flooding" and poor drainage areas. yes the result is standing water but there is a stark difference between a house that is in a flood zone due to it's proximity to a river, creek, or canal that overflows it banks and the rising water floods areas vs areas that are not near some body of water but maybe the storm water drains are either filled and need to be cleaned out or debris such as palm leaves are clogging the tops of the sewer and not allowing water to drain off.
Yes I agree the area of Chiquita and mohawk pkwy / Trafalgar area have a draining issue during high rain events. these areas may not show up on certain flood maps so I would say this. "If you live somewhere that it rains you should buy flood insurance. Even in New Hampshire towns that are at 700ft above sea level can flood due to ice dams in rivers or poor drainage during heavy rains, yet my canal front lot in the burnt store area has never breached the seawall according to a neighbor who has lived there for 40 years. it came up to the top of their dock a couple years ago but has never come up to the top of seawall.
If anyone buys a house the newer houses were built at higher elevation levels , I think the lowest level has to be now be 9 feet above sea level.

North East has less crime .. and the shopping areas are new. Unlike the South where the shops are old and some of the oldest homes are there too. I would look at the area in which you either plan to build or buy. Some neighborhoods are much better than others.. Some are mixed..a nice home and an unkempt home across the street.
