I am looking at buying a lot in deeded areas of Cape Coral and can not seem to find any info of these areas any help would be greatly appreciated TIA

Deeded as in, “deed restrictions”? If so, you won’t find any. You’ll find HOAs in some condo complexes and gated communities. Cape Coral is one big ‘deed restriction’ with their long list of ordinances.

Agreed. In my research the Cape Coral city government has codified many "deed" restrictions and HOA CC&Rs into city ordinances. From parking boats, cars, commercial vehicles and RVs on your property to when you can fertilize your lawn. You can Youtube Cape Coral Code Enforcement for an idea of what people complain about the most.

You can also use the etrackit site to get an idea of what code enforcement is working on:

For example, there are 684 cases containing the word "grass". 13,812 containing "RV".

If you search the permits section, you will see you must get a permit for just about anything, including planting of trees, replacement of boat covers, repairs to any part of the house or property, etc. In some cases these requirements are far more restrictive than any HOA CC&R I've seen.
