The inspection shows Challenger service panel and seller won't change it. We can't get homeowners.

What is ballpark cost for replacement...small 1290 Sq ft single fam home built 1993.in Bonita.

We're doing this from distant state and I can't get answer.

Have no experience with this personally, but according to the link below average cost is about $1500 to replace - that *seems* a bit low imo, but it gives you something to go on:

Cant get answers from whom? Who did you call? What does your agent suggest?

Sounds like you can’t close without it being changed, so make the closing dependent on it being changed.

I'm assuming this was picked up in an inspection. It must now be disclosed to any other buyer so basically until it is fixed/changed no one else can buy the house either.

usually an insurance company will give you a 30 day waiver post closing to get it repaired or they pull the insurance from you. But at least you can close and then get it done properly. Otherwise, you can't close without insurance and seller has to put it back on the market!

That’s my thought as well.. so either the seller pays for it now or loses the sale and pays for it later.

Check out this page for images. According to that Waypoint Inspection site, "To identify if you have a Challenger panel, open your panel cover. The black circuit breakers are labeled with Challenger." and "Also, you can verify this is a challenger panel by the sticker on the back right, as well as, the labels on the breakers." They also estimate replacement cost at around $1500 if that helps anyone. Again, that's wherever that company is so prices may vary around here.

I called several electricians and nobody would give me a ballpark quote even though I sent pics from the Inspection Report. I finally found a friend of a friend who quoted and won't make me meet him there. I'm in Indiana....

This whole thing is a nightmare. We found 1 agency who can find 1 company for Insurance because of the age of the roof.
