Is it possible to still find a 3 bdrm 2 bthrm property for under $120 000 in a good area with low crime? My bank will not finance short term rental.

They also do not finance in communities where the percentage of investment owners vs resident owners are too high.

If there are still deals like these out there,
A: please let me know and/or send me an email with links.
B: let me know what areas to look at.

I am not interested in short sales or pre foreclosures. I will have to obtain a mortgage either from my own bank or a lender who has a FN program.

Roy,
Ask a realtor to show you foreclosed homes. These are known as bank owned, or corporate owned. You need to get prequalified for a loan first.

depends what you are looking for? and what location? houses, townhouse (typically 1 car garage attached or detached), coach home (typically 2 car attached garage), condo (no garage, 1 carport or parking space).

does it matter what type of 3 bedroom 2 bath property it is?

Didn't you ask this question in the Orange County area too?

There's no nice place in the United States where 120K buys a 3/2, unless you have a time machine, LOL!

Wow. That is not true. And before you say something like "any place that's in a worthwhile area" I'm here to beg to differ with that, too.

And for the record, I just bought a 1,700 square foot, 3-bedroom, 2 bath, 2 fireplaces, pristine condition, beautiful lot with 23 trees, including two massive oaks, five houses away from an excellent elementary school, and in a fantastic neighborhood for exactly $119,000.

And we have jobs. We are making good money. Live amongst wonderful, friendly people.

Oh my gosh - yes you can find a good home under $120,000. My dad is looking at a nice, lived-in, 3/2 with pool 1700 square feet for $98k. Look in Cape Coral north of Pine Island and you will find low crime, peace and quiet, and good schools. We moved here about a month ago and love it. We are renting, but plan to buy soon. I got a job within three weeks of moving here, but I will say that I have a job that requires a Bachelors and experience, and the population here doesn't seem to have a lot of competition for my type of job. For those in construction and retail there are more people looking than jobs, so it depends on what you do. Lee County has a good Job and Employment Center, and the Economic Development Agency here is looking to diversify business here to help the long term economy. I personally like the NW Cape where I live, but I am not sure how your bank would define the area with those perameters so you may need to check into that further. Most of the houses around me are lived in, but I can't speak for all of the NW Cape.

last week i was at an auction for a condo in the colony of pelican landing, sold for $260k, closed pre-construction in 06 for 1.2 mill and change. builder still closing out a few for 900k, now that's a deal.
