What are the chances of finding a 2000+ sf house with a pool - less than 10 years old - with granite counters and hardwood/tile floors in South Cape Coral for under $200k? Also want to be close to shopping, doctors and hospital. Can this be done?

Also short sales make me nervous? Are these houses damaged (have heard horror stories of houses being stripped of everything).

You can find them. Many of them are short sales. Many of them will need some work. Currently there are 700+ homes with a pool 2000 sf or bigger listed under $200K in Cape Coral.

It's possible. Obviously, your chances would be significantly higher if you went into NE or NW CC, but that's a poor choice.

And with so many unemployed people associated with construction in SWFL, I am positive you could find someone to install granite & redo the floors at a very reasonable rate.

Therefore, I'd consider looking at a home that may not have granite & tile & get some quotes on what it would cost.

Granite & hardwood/tile homes in CC are a dime a dozen.

Not all short sales have been destroyed but it may take a little longer due to the paperwork involved.

It is. Do you know how many houses are out there? Mapquest it. GoogleEarth Lee County. The amount of housing will take your breath away. Don't underestimate the desperation down there. And in the long run, know that if you buy something you are helping someone out.
