My fiance and I are going to start looking into purchasing our first home and I would prefer new or newer construction in the Grapevine Euless area. I know that might be hard to come by because both of those areas are pretty built out already, and our budget is probably no more than $150,000.

Any tips would be greatly appreciated. Thanks!

A good real estate agent can run you a list of the newest homes in the area. You should find a good buyers agent, it costs you nothing and they can help you make the right decisions.

There is no new construction in Grapevine unless you find a tear-down, and especially not in that price range. HOWEVER, there are many nice existing homes which are updated and cute, especially in the areas near downtown. DH and I have lived here for 8 years now and we LOVE Grapevine!

Euless has some newer construction, but it is closer to $200k or above.

As Rakin says, a good Realtor can help in your search.

There are some older homes in North Euless that are also part of the Grapevine/Colleyville ISD that the OP might find within his/her budget. I have a coworker that purchased near Bear Creek Elementary for around that price point.

Edit: I just noticed that you require new construction. $150K will probably not be possible in that area for anything new.

Our house in Grapevine sits on a standard .25 acre lot, which the tax appraisal district vlaues at $20,000. That is why you will not find a new construction home in these areas for $150k. The builder could only build $130,000 worth of house, which would be very small and plain. *IF* a builder could find vacant land in Grapevine to build on, they would get better ROI of they built a $200k+ house, which would let them make more profit.

To find a new construction for $150k, you're going to have to go to an outer-ring suburb, like west of I-35 in Saginaw/far North Fort Worth, Sanger/Denton/Krum, Royse City, Forney, or south of I-20 in DeSoto, Cedar Hill, Mansfield, Granbury, etc. Land value west of Fort Worth in Aledo/Weatherford is too high to build inexpensive homes on it.

Well I did a Realtor.com search and ACTUALLY FOULD A NEW CONSTRUCTION HOUSE in Euless (Ft. Worth Address, but it says Euless) for $149k

I think you might also find new construction in Irving for the price. Use Realtor.com's advanced search

Anything south of Trinity Blvd is built on fill dirt, and the houses down there are well known to develop foundation problems because of this. When we were buying, our Realtor told us to stay FAR away from that area even though the houses were in our price range. Also, Trinity Blvd gets a LOT of traffic from garbage trucks going to/from the landfill on 157. There is NOTHING down there: no restaurants (other than the strip clubs), no grocery stores, etc. It is a very industrial area. South Euless schools are also not known for being the best. In short, you get what you pay for.

Yes, there will likely be new construction in Irving for that price. OP was looking for Grapevine/Euless, not Irving.

Actually, I live off Trinity in between Precinct and 820 in the Lakes of River Trails... I have what appears to be that same floorplan. My home was built in 2001 by Choice Homes and I paid less than that at the time. If you look down here you not only have HEB schools (River Trails Elementary, Hurst Jr. High and L.D. Bell High School) you are close to shopping (NorthEast Mall less than 2 miles away - Nordstrom, Dillard's, Macy*s etc), Super Wal*Mart, Aldi, Super Target, Lowes, Home Depot. Lot's of restaurants nearby. There is still some new construction going on in Lakes of River Trails East but those are Meritage homes and tend to be a bit more expensive. You might look at a home built here from 2000 to 2008 and find a one owner home with some nice upgrades. We also have a private lake with hiking trails. Easy access to 820, 30, 121 & 183... Hope this helps you.

I'd agree that there is nothing right around the corner for shopping, but if you head north and not south from there you can find anything you want/need for the most part.

Foundation problems can and do occur in most places at some point, though if that area really is on fill dirt, then if it wasn't done properly it can be a problem sooner rather than later.

South Euless elem is actually rated Exemplary and that's with it being title I and having a very diverse student body mostly filled with minorities. They also offer Suzuki strings, which is a highly sought after course. So don't write them off just yet. lol

Perhaps I should have expanded on my Irving comment to help you and/or you just enjoy being snippy towards others when you can hide behind the veil of anonymity. But the reason I mentioned Irving is because there is new construction along the far western edges of Irving where it borders the eastern edges of Euless.....mostly townhouses near the airport. But since the OP was looking for new construction in Euless, I mentioned Irving.
