We have found a house a block north of 30 at Pershing Ave and Horne street intersection. I have looked at it on Google Maps and see super nice houses and run down ones in the area. Is this a safe area? Also, we are looking at Kenneth Jones Realtors- anyone know if they are a reputable company?

know nothing about the realtor or specifically about the area
check a crime map on-line and see what goes on in that area

just remember that if that area is going through gentrification and you buy house based on future upscaling of neighborhood and it does not--you likely have overbought for the area

I can't place that corner specifically in my mind right now, but I'm going to be over there this afternoon for a hair appt, and I will drive up and down a few blocks. Off the top of my head, the only thing I would worry about is the traffic noise if your house backs up to I30. I don't think safety should be an issue at all. Sure there will be some properties that are less cared for than others, but I'm betting they're all turning over pretty quickly. That is a wonderful area...so much to do in Arlington Heights and Camp Bowie!

I also googled your realtor, and while I hadn't heard of them, the list of agents is very strong, with many coming from other successful RE companies serving west and SW Fort Worth. It looks like you're in good hands.

OK, I've scoped it out!

First, your house looks darling!

Second, that far west is almost out of Arlington Heights...it's bordering on Westover Hills which is super upscale. The street just north, El Campo, in exactly your same block, has some houses that would easily be valued at $500-700K.

Third, those townhomes across the street appear to be very exclusive, which I think, makes up for the few houses scattered around that are run down. I wouldn't be surprised if those junky houses eventually sold as tear-downs and a builder came in and really built something fantastic.

Fourth, highway noise wouldn't be a factor where you are located. Those townhomes will buffer it.

Fifth, what a great, straight shot to the freeway, and then downtown!

Perfect location, IMO.
I think you should jump on it!

Thanks for all the help! We are renting so I'm not worried about the market. We had a friend see the house in person and put in our application so it looks like we're heading to FW! We're moving from KS so the hail is not a concern I've never had a garage so I'm used to the whole hail damage thing.
