will work near Hulen mall, right off I-20. any suggestions on good neighborhood within 20 miles? thanks!

All depends on what your price range is?.

There are some nice sub-divisions around Bryant Irving & I-20, then you can also go to Benbrook as well, again, all depends on your price range.

Thanks babs7907 and loves2read. Price range is about 280k - 360k, with decent Elementary schools (at least 7 out of 10 for instance). Thanks again..

You should be able to find some houses in your price range, in/near Bryant Irving and Benbrook.

I would try looking at sub-divisions around Mira Visa in Bryant Irving.

Unfortunately, Benbrook is also served under the FWISD, but they have several elementary schools that are graded 8 or over so you should be able to find something that you like.

look at:
Mira Vista (cheapest houses will be at the top end of your budget)
"Meadows West" (Bellaire Dr from Legend to Oakmont Blvd) (right in line with budget)
Hulen Bend (most homes will be below or at low end of your budget)
TCU area (stay in 76109). Most homes will be older and at the top end of your budget (or higher)
Those are all in FWISD (Hulen Bend is in Crowley ISD). Not great reputations but the schools serving those particlar areas are decent.
If I were you I would look at Aledo. Good district. Looks far on a map, but you can get to Hulen Mall in 10 minutes.
