Mansfield is a little town that is really growing because people are discovering what a great place it is! I was thinking that Loop 820 and TCC that it was over near White Settlement but I don't guess there's a campus in that direction. It must be closer to the southwest side of town. In that case, it wouldn't be too far from Mansfield.

As far as the emissions test, just take your car to most any oil change place and they'll do it for you, it's generally no problem and doesn't take long. You don't need to make an appointment or anything.

You mentioned winter, our temps are about 50-70° in winter with maybe one or two freezing spells where it can get to the 20's for a few days, usually less than a week, though. We might get a little dusting of snow but not always. Sometimes we get ice storms and those are definitely no fun. You have to be real careful of black ice and we are generally advised not to go anywhere if we don't have to.

Mansfield was fairly rural until about 10 years ago--gradually stated have devleopments insted of just people buying land and building homes--now there is quite heavy commercial/retail development--building new hospital, big new shopping center--

Mansfield schools are growing because of all development--in past their rep was pretty good--but think now the growing pains are catching up with them...287 used to be sort of the dividing line between good/bad schools but lot of that was perception based on who lived where--more minorities lives west because there was lower income housing...there has been new developments going in west of 287--mayor now lives west of 287 I have been told--so school situation may be changing--think they are buildng new schools there as well...

Still not very effective infrastructure once you get off the 287/Debbie Lane/360 tringle...there was house that burned down in Mansfield-Burleson grey zone because fire trucks could not locate it this summer--that is also lots of unencorporated area there--Arlington, Mansfleld, Kennedale or Burleson mailing address but Tarrant county/volunteer fire dept/county sheriff instead of city police--
Just make sure you know what city services are available--some people like paying less taxes but there is always a trade off...

Hwy 287 into FTW is still a pretty easy commute--you can go 360 N into I-20 E/W or up to 183 E and get to downtown Dallas--but that is not as easy a drive

Mansfield showed a 200% increase in number of homes listed as foreclosures in 2nd quarter this year over last (maybe about 300 total)--many were homes under 250000 but there are some larger, more expensive homes as well...there are some areas that are very jumbled--mobile home next to nice, older brick one--
You need to check on road development--what is planned where--some of those lots will lose frontage when the 10-yr -road plan is done and some will wind up backing up to a busy road...

There is Tarrant County College off Broad St in Mansfield and one off Campus Drive off 820 S and one off Southeast Parkway in Arlington...depending on where you start out in Mansfield, getting to the 820 S location could take 10 min or 30
