My wife and I recently moved to the area. We have two sons. We are looking for a place to call home for a while.
I am the only one working at the moment. We have been renting a 3 bedroom apartment in Euless. We recently found out that next year our rent will be $1300. Actually we cant afford rent over $1000. We are thinking about buying a mobile home that needs refurbishing. We don't have much of a credit history since we just moved here from Europe. So buying a house is probably out of the question for the time being.
Any good advice would really be appreciated. Is it possible to find affordable housing?

You will have to go a LONG way out into the country to find a place that allows mobiles! Most cities in the area prohibit them. There are a few trailer parks in the area that rent trailers, but these are usually quite shabby and high crime. I can't recommend any of them.

Find an apartment locator who can help you find an affordable apt. Their service is free to you; its paid by the apartment you lease. There are many complexes in the area, and I'm sure you can find a 2 or 1 br for under $1000.

We drove by a couple of trailer parks, that looked shabby. We did see one that really looked nice, Harston Woods. I don't know if they allow you to buy a mobile home and bring it to their park or if you have to buy one of theirs, which are priced between $45 000 to 50 000. I was hoping to find one for less than that and refurbish it myself. Right now we have three bedrooms. We might have to look into two bedrooms if we are going to continue renting an apartment, I guess

Remember that mobile homes DEPRECIATE like a car. There is no financial advantage to attempting to "fix up" a mobile home. You will never be able to sell it for more than you paid for it, and you are lucky if it holds together for 25 years!

Thank you. Good advice. Definitely don't think that a mobile home sounds like a good idea when you put it that way.

What about rent to own? Is that a good way to find a house that we may be able to purchase, after initially renting? We read that it's easier to buy a house that way, if you don't have a long credit history.
Also how long does it take to establish credit history that you need to buy a house.
Do you have to buy something major like a car for example on payments, to establish credit history for buying a house or is it enough that you pay your credit card bills on time?
Thanks again for any advice

Where do you work? Have you looked for rent houses or apartments on Zillow.com?

Most of the Realtors here on this forum say the rent to own deals are scams. I really wouldn't recommend it.

Again, to to an apartment locator and have them find you a less expensive place. There is one office is located on Harwood in Bedford. The service is free to you.

The easiest way to cut your rent is to get a 2 bedroom
Not ideal but your children are same sex--easier that if you had one of each...

rent in DFW is expensive--but you can rent a 2 bedroom in decent area for under 1K--might not be as new/nice as apts in north Euless along Bear Creek if that is where you are now...

first thing you would want to do is check school zones...some districts like HEB will bus students at apartments to an elementary that has low enrollment--not necessarily the closest school to the complex

second--make sure you can choose your electric provider--most apts are all - electric and some won't let you as a renter choose your electric provider which means it will cost you more for electricity...

I don't think you can find house to rent in area you would like for 1K a mo plus you would have higher utility costs and extra expense since you would have to do lawn maintenance...

Mobile homes/Manufactured homes are not that bad of an option. Most are built as well, or BETTER than stick built properties. 2x6 sides walls for example. I live in a nice home in Euless, but I have a secondary property, (mobile), in Pennsylvania and I will say that that home is GREAT! It's built BETTER than my Euless home built in 1985.

Remember that a house is a SHELTER and not so much as asset to appreciate as much as we all would like. Bubbles inflate and they BLOW out and you can be stuck in a home that is worth FAR less than the mortgage. Properties are inflating again far past their worth! (Can we ever learn our lesson)!! Also if you are in a place like Harston Woods and pay a lot rent, you get amenities, more square footage and also FAR less to pay in property taxes and insurance. LOOK at the manufactured option seriously.
