That would be a mess. Anytime you get off the highways, traffic slows significantly. And at 6 AM, you'd hit traffic for the morning shift change at the hospitals just south of downtown. Sure, its not as bad as 8 AM rush hour, but it backs up on Henderson and 8th pretty bad...

I currently live in Monterra Village. We love it. It's quiet, nice friendly people around complex. Management is great and maintenance guys are awesome-always quick to fix anything from light bulbs to air issues. Wake up to see the cattle every morning. The only bad thing is the traffic on I-35W!! It can be a nightmare at times-day or night.
