One of my friends is moving to the Alliance/Keller/N. Fort Worth area from Montana, and he and his wife are having a difficult time buying a house. Specifically in the NWISD and KISD zones.

They are discovering that houses in this area are selling within a few days of being listed.

We bought a house in this area in July of 2012 and were able to find a good deal, but it looks like recently people are paying the asking price or more for houses that are in good condition.

Can anyone else confirm why the sudden demand? Not to say that this is the only area experiencing a housing boom, but this is where they are shopping. They are really having a difficult time locking down a house, and they are making very strong offers (3K below asking on a 200K list, for example).

(FYI, they have a good realtor).

In case you aren't aware, the DFW area has become a really HOT place for people to relocate, and the north Fort Worth area is one of the hottest parts. Many young families really like the master-planned communities up there, and they are willing to put up with the long commutes to their jobs down I35W. So yes, homes that come on the market in that area in those communities are going to sell quickly!

Part of your friends' problem is likely that they are offering under the asking price. When you are in a multiple bid situation, the sellers aren't going to pick the lowest offer.

Smile In our area since July

Multiple homes have been or are being built (NWISD area) -parts of our town that had areas set aside for future builds-(like in ten years) are now being divided up and lots are being readied for sale-we were the 2nd last house in our street to be built-since we moved in in Dec the next street had 7 houses being built and all were sold before the finished pouring the foundations-its great to see.

My friend is finding that most houses are now selling within 72 hours on average.

He is going to stay with us so he can be around to pounce on the new listings as they appear!

I'd love to jump in this conversation if I can. My family and I will be relocating to the Dallas/Fort Worth area from Southern California due to my husband's job transfer. (YAY!) We are researching Lutheran schools in the area and I believe I have found one in the Fort Worth area. The address is 1800 W Freeway. I'd love to have a 20 minute commute to the school. It sounds like I35 is a beast much like the 15 or 91 here in the LA/San Diego area. If anyone can give me suggestions on cities, I would truly appreciate it. The most we'd like to spend is $275,000 on a home. Thanks for your help!

First, you should have started your own post rather than topping an unrelated one...but that's ok.

The bigger question should be where will your husband be commuting to for work? Sure, the commute to the school is important, but if his job is in Dallas or somewhere else further away, living on the west side of Fort Worth isn't going to work.

FYI--
we listed our house in Bedford--30 yrs old but kitchen and all baths redone several years ago...close to 2700 sq ft...3/2.5...corner lot so garage was easy access...big backyard, relative privacy but we had no pool...
Listed before Halloween--closed just after Thanksgiving...

we did go down from list price--my husband wanted to sell quickly and be done before holidays started cause we were traveling...
had great realtor--used professional to take photos of house for MLS which definitely made it the most attractive in our neighborhood in MLS...

In our neighborhood now--where there were 5 homes for sale when we were--there are NONE for sale in MLS that I saw last time I looked...
dearth of properties is causing definite sellers' market IF house is priced right and prepped...

Your friend needs a good realtor who knows the areas they are wanting to buy in...
someone with contacts who might know BEFORE a house goes into MLS--
we signed contract with our selling agent about week before house went into MLS so that we could line up photographer, and make sure we had electric cooktop replaced and get carpets/windows cleaned...
so SHE knew we were going up for sale...

Problem for your friend or anyone moving to area that wants to buy right away---
financing--
they need to make sure they have loan lines up and won't have problem getting mortgage...
don't know how well that works for some people who move...
Used to be people were renting to learn about areas but now seems to be fear of missing out on house and people are buying soon after moving here...

Thread on Dallas forum about scarcity of homes in some areas of Dallas/Richardson/Plano
that realtors are doing like they did in the 80s heydays -- going door to door asking if people want to sell and stuff...

just shows that RE is very cyclical business---three years ago homes were sitting on the market in lot of areas and people were sweating out getting a buyer...
