I will be moving to the Fort Worth area soon. I was wondering if anybody knew of an area with a subdivision that DIDN'T have an HOA. I am interested in Keller, Haslet, Grapevine, Colleyville and Flower Mound areas.

Most of the newer homes are in HOAs. Where I live, we don't have one, but I live in North Hurst, right across the street from North Richland Hills and our neighborhood is older and established. There are some 750K homes not a block away from me that may have an HOA but I'm not sure. They are all brand new, and therefore probably in an HOA.

Synopsis--are you talking about the Chisholm Trails development in N Hurst--there is an HOA for that subdivision although the developer J. Barfield may techinically still be in control of it--does not pass to HOA board until most of the lots have been built on and homes sold to individuals--and don't think they are 700K homes although they probably are the highest priced ones in Hurst...

I think most if not all neighborhoods that are developed by a builder have HOAs. On the other hand if you get a piece of land and build on it, in most cases there isn't an HOA. In some older neighborhoods with existing homes, you might be able to find a property that does not have one. We are building in Southlake on land we owned and there is no HOA.

Sometimes there are deed restrictions on land but those are usually common sense type restrictions to protect the neighborhood. I dont understand why we have HOAs ... it seems like a very successful scam.

Thanks for some answers. My husband and I have a hard time being controlled by an HOA. When you buy a home you should be able to plant a tree where you want and not have to ask permission. I have even heard of some HOA neighborhoods where you couldn't change the oil in your car on the driveway and you can't have a garage sale or overnight guests can't park on the street and on and on. I just can't justify buying a house and not having total freedom. Some of the rules are just insane and to me worse than living at home with your parents. I have been in my current house for 16 years and the home is almost 30 years old. The neighborhood still looks great, the houses and yards are kept up and nobody has painted a house pink "yet". I understand that the HOA is there to protect homeowners property value, but they also impose ridiculous rules as well. I would love to find some land and build a house on it, that would be great. I hear land in those areas is very expensive. I also realize that often there are community pools and common areas that the HOA fees cover those conveniences. I wouldn't mind that if that was all it was without the crazy rules.

What price range of homes are you looking for? Most of the already developed areas in Grapevine don't have HOAs. My neighborhood (Bellaire) has a neighborhood crime watch group that hosts our annual Night Out, but no one tells you what to do with your house!

I agree that many HOAs are just ridiculous. Hubby and I couldn't live anywhere like that! I remember a previous job where I worked with people who live in Mansfield's Mira Lagos, and their HOA was like that...ugh!

To be honest, I've never looked at the name on the development, but it is probably the one that you are talking about. It's the development that sits on a large hill overlooking the Hurst Athletic Complex. As for 700K homes, I believe that is the most expensive. Most are probably in the 400k range. Thanks for the great info!

That's funny because I prefer a HOA! I don't want some junkie cars sitting on the street or in my neighbors yard!

My husband and I both agree on wanting HOA. Unless you have like 20 or more acres somewhere, that's a little different.

Default Fossil Ridge

I live in Fossil Ridge (north Haltom City) off beach and fossil creek blvd. No HOA of any kind. Price range from 175k to 230k ish...
