I'm planning to move back to Keller/FW area no later than the end of this year. I've started looking at houses online and noticed many are under contract within 1-2 weeks of being listed. I sold my house in Feb 2013 in less than 3 weeks so it looks like the market is remaining hot. Are sellers getting offers above asking price now due to multiple bidders?

Yes, it's very hot. I look at the market every single day, and a few days ago I noticed that, in a four-hour span, a house I would have been interested in had come on the market and already been put under contract.

I won't say everything is above asking, because that depends on what the asking price is. But, if a property is priced right, it won't last long and won't come at a discount.

Having a local real estate agent with really good ties into the areas your are considering is worth the brokers' fee--
sometimes that person is able to know when someone is considering selling and might be able to tip you off before the house goes on the market...
IF you can make a legitimate, market-target offer, you might get house before anyone else...

before the market went sour in 08 I know someone who did that in our former Bedford neighborhood--
a friend of the wanna-be buyer was talking to one of her neighbors and mentioned that someone wanted to buy in our neighborhood--the person was interested in selling to relocate for retirement--
deal done...
at that time the market wasn't as crazy and our neighborhood while attractive is in area that was not considered "hot" because housing was from early 80s...

You might also consider scouting areas and doing flyers to advertise your desire to buy--
I know that some people do that in other areas with some success--
don't know that I would do that because it is blind draw as to who might want to sell and you don't necessarily want to buy a house strictly because of location...

Get a good RE agent--

I would say it is..we have had people and letters from people looking to buy on our street (almost weekly now)....I know one house in the past month was sold and it never even went on the market..I have also seen people finding out who the HOA is and getting on their f/book page and advertising there that they are looking for a house.

Absolutely. We are in the Saginaw area and the houses in our neighborhood are being sold within a week or two of being listed. A neighbor of mine just sold his for asking price and had 3 offers

We lived in Ft Worth for 16 years before spending the last year in OK so we are very familiar with the area we plan to live. We will also use our previous agent as we are friends and attended church together. We plan to visit mid-March and start our housing hunting process. It looks like we will be back in Texas no later than July woohoo!!!
