We have been lived here for six years since may 15th, now going on our 7th year. Month to month started after the first year.

Three years ago the landlords son took over as "management". Nothing but nightmares. Won't fix anything excuses all the time. Making a long story short, last October our dishwasher stopped working properly. Dirty water backed up, (gross) not draining properly, motor sounds as if it's going out. Numerous text back and forth to fix it always an excuse why he can't get to it. Bad weather, scheduling with the dude that comes out, part ordered not coming in. After a few months we were told,"it may not work perfectly but it still works" so not fixing it. After letters to the owners, registered letter to the "management" of my intent to fix it myself and take it out of the rent, the "management" send a new lease renewal raising the rent $125!!!! He says he won't fix anything until we sign. Also the new lease says "while a stove and dishwasher are provided for you, it is not included in the rent. We are letting you use it and YOU are responsible for any repairs on the appliances". It also has several other things that was not in the old lease and now in the new. Things they have had no problem with over the past six years and now want to change. When we moved in our children were young, now they are grown and we have grandchildren. The garage was made into a huge carpeted area with another room in it we have used for a bedroom when the grandkids come. The new lease basically states we can only use the garage for STORAGE and we can not have more than two cars, (even tho our children are grown and have their own car) No pets in the back yard (had them for six years now) no smoking in or outside (we don't smoke but our kids do) and some other stuff. This is already to long

Can he hold our repairs hostge until we sign a new lease? Change things in the new lease to THAT extreme ALL to his advantage? If he wants us out, why not just evict us? O we received the new lease on April 18. Don't we get 60 days to accept the renewal?

Help!!!
