I don't suggest trying to find a fixer-upper in the immediate Fort Worth Area. Outside of Fort Worth - like Grandbury, Cleburne, etc, may be possible, but the market is so hot right now in Fort Worth. We're looking for a cheap fixer upper and we're finding that most are gone in 24 hours. Especially those that are cheap.

So, Unless you're willing (and possibly slightly crazy like us) to battle it out for probably a few months with investors, I'd suggest looking outside of Fort Worth.

You might be able to find something in Watauga in your budget.

How about having a conversation with your son, putting your stuff into storage and exploring your options while staying in an extended stay?

Noop, don't plan on battling with investors for over priced property in the city. We are not looking for an investment, only a place to live that doesn't break the bank. I like being in a small town but still close enough to get to Ft Worth. The kids have good jobs there and plan on buying a home in that area. Us being within a 30-45 minute drive of the city would work fine. Cleburne and Grandbury are both near the top of our list right now thanks to the input from people on this site. Won't know for sure until we make a trip over and look around.

That is currently what I am thinking. Getting escrow to close here and there at the same time is always a crap shoot. I sold real estate in Phoenix for awhile and learned that if things can go wrong, they will.

Here's a list of 400 homes in places I would consider based on your criteria. The Fort Worth listings are in Edgecliff Village (which has a separate feel) and Westcliff (also feels kind of separate from FTW) and in Arlington the places listed are in Pantego, which has an Arlington zip but is a separate town

Been there, done that three times. If you can - take your time. Everything seems to be 45-60 minutes from everywhere else here.

If you are considering Granbury, then let me throw Weatherford in there as well. $100k would put you in a fixer upper/outdated, but Weatherford is an easy drive to Fort Worth.
