76109 is very nice for the most part. It's close to TCU, but there are some apartments that are kind of run down looking. The Hulen area north of 20 and close to TCU is one of the best parts of town. Very close to Central Market and Trader Joe's.

76116. It's an older part of town that I'm not as familiar with, but I know the Ridglea area is nice.

They are safe. I live in 76108 which is just a tad bit more west but its a good part of town. Average/above average neighborhoods. Definitely not the "Hood" if that's what you asking, that would still be (though this is debatable to many) 76105, 76119,and 76140...respectively.

76116 is safe as long as you have a security alarm and good outdoor lighting. Same for 76109 although overall it is nicer. 76116 has sketchy borders "Ridgmo" (Ridgmar/Como) and the far west border has some rough patches as well.

Hi. I grew up in 76109 and it's a good area. The proximity to TCU has caused housing prices to rise over the years with the school's rising popularity. It's mostly older, well built homes with big trees and scattered parks. Parts of the Hulen area can be a bit iffy, as can some areas around parts of Camp Bowie. The Ridglea area is nice with lots of cool restaurants & bars. Hope this helps!
