I have 2 properties in SW Arlington that will be getting new roofs to replace the damage from a recent hail storm. Neither roof is leaking. My roofer is ready to do the work now. I am wondering if it makes sense to wait to have the work done until the Fall to minimize the risk of another hail storm happening. Your thoughts?

I've lived in SW Arlington. I know bad storms love to travel down 20 and can do a do of damage in that area. You don't have to wait until Fall, but if it were me, I'd wait until the active spring storm season is over.

What date would you suggest? I am not living locally l at this time; but since both houses are occupied I can schedule the work while I am away. I am unsure if prices will change if I wait. I am negotiating with 2 different roofers and its 2 fairly big houses so that helps in my conversations a bit.

I googled HAIL STORM + Arlington Tx and two sites that track hail data came up along with plenty of other roofing type ads...
There has been some bad storms even in summer lately--maybe no damage to you but I think weather has been erratic and less predictable as to cutoff of bad storms after Memorial Day...

Did your ins company put a date on closing your claim?
Does either policy come up for renewal before you might have the roofs done? If so company won't renew wo new roofs...

If you have time then I would see if one company would give lower rate to set their timeline and work the jobs in when they have a lull...
I am sure plenty of people have enough bad damage their jobs need to be done ASAP but waiting a few months might mean roofer can schedule for slower time...

I am not overly concerned about renewal because I have a multi-commercial package for all properties. The way the claim works is the insurance company issues a check and then provides the balance when the work is completed. They immediately sent me the first payments for each of the properties and will pay the balance upon evidence of completion. Since the DFW area has had so many claims this season, I believe even a repair a year off will get reimbursement due to waiting for work is not unusual.

I don't think they will renew your policy for multiple rentals if there are outstanding claims.

The claim quote indicates we have 365 days to do the repair. Yes, they will renew without evidence of the work being done.

They give an intial check of about 30% the cost of the repair/new roof for damages and a second check when the work is done.

I used to be a claims adjuster. Its to their great advantage to continue insuring the house if you never get the work done they will be freed from ever having to pay more claims on anything remotely related to the bad roof. The renewal isn't an issue; getting new coverage by another insurer is an issue. There are always the cash poor people who take the first check and don't do the work. Insurance companies count on it.
