Hi folks,

Looking for some insight on the emerald Park subdivision in Colleyville. There was a post on here back in 2011, but wanted to get the latest. We like this subdivision primarily because the homes are mostly of the same value, in our price range, and gated. We really love Colleyville because there is a school there that we like. My questions are as follows.

(1) What is the true ambiance in this subdivision? We live a simple and quiet lifestyle and looking for some place that would enable it.
(2) what is the resale potential? There are five houses on the market now and only one has sold in the past year. Small yards may be at fault here.

Any thoughts, positive or negative, would be appreciated.

1. Proximity of the railway track, it's about 0.1 miles from the track to the community entrance.
2. Gated community, absolute deal breaker for me, would not live in one with only automatic gates because every pizza shop in the area will have a pass code, however emergency services may not.
3. Police do not usually patrol gated communities.
4. HOA is responsible for all road maintenance, can get expensive, very expensive.
5. School busses do not usually enter gated communities so kids have to congregate at the entrance, if you are OK with this look to see if there is a sheltered pick up and drop off area.

Bottom line when we moved to the DFW/Mid Cities area houses in gated communities were not worth the potential risk, similar properties were available outside of them.

I agree. There is ZERO need for a gated community in Colleyville since it is very low crime.
Road maintenance can definitely be $$$.

That community has really small lots and privacy is non existant because of the water feature/pond in the middle...
Guess the gated aspect was supposed to be a "draw" and make it seem more exclusive but it is really just tract development--
Is that zoned for Keller ISD being so far west
