Would appreciate any DMs about recommended buyer's agents. We are under contract to sell our existing house and close in early April. We live in the Houston area. We plan to get a short term rental while we find a house. I would like to find one or more buyers agents to work with. Our preferred budget for a house is $350k to $400k but would possibly go up to $450k for the right house.

We don't have to be concerned about schools or commute as this is a retirement home (for resale, though, want to be in a reasonably good district).

Due to pet concerns (I have a thread on this), we want to be in a city with OK pet ordinances. If a house in an HOA we will want one where the HOA doesn't have deed restrictions on pets that are much more limited than the city itself. That is, if the city allows 4 pets, I wouldn't want a house in an HOA that allows 2 pets.

Once we move up there we will want to find a place quickly since short terms rentals are expensive and we will have to board our 2 dogs somewhere which is also expensive.

So, I want a buyer's agent who is familiar with the areas we are interested in, will be able to set up automated searches for me and will be able to jump on new listings. I don't know about up there but where I am, it is fairly common with a large agency that the house essentially gets sold before ever hitting MLS. In other cases, it goes on MLS but the agents know what houses are about to common on the market.

I realize we may need more than one buyer's agent since some only work in limited areas. Places we are considering:

1. north Hurst
2. north Bedford
3. Trophy Club
4. Colleyville
5. Keller
6. Grapevine
7. Flower Mound
8. Euless

If anyone knows of people they would recommend send me a DM. If you have any general advice on finding a buyer's agent in these area would appreciate hearing that as well.

Sorry, no recommendations, but Colleyville and Flower Mound will be really difficult under $400,000.

Colleyville for sure will. If we decide to do Colleyville we would have to up the budget unless we wanted to do a lot of remodeling. Flower Mound has a lot of houses in about the $375k to $400k range that might work. Remember we are buying a small house so there are more in that price range for the smaller houses. And, honestly, everything is a compromise one way or another.
