You might also want to look into the Tanglewood area as well. For your younger kids, the elementary school there (Tanglewood Elementary) is really good - test score-wise it’s on par with Carroll ISD’s elementary schools - and the middle and high schools Tanglewood feeds into (McLean MS and Paschal HS) aren’t too bad either. That said, both the middle and high schools there will still have some of the issues typical of FWISD schools, in spite of being regarded as the best in that district.

This would be way closer than Aledo for access to shopping and other city amenities, but the schools (from 6th grade onwards) could be a deal-breaker. I also don’t think that a 650K budget could get you a 5 bedroom house in that neighborhood, since it is a somewhat expensive area. Since you will be working downtown, it is definitely worth considering that area as it is pretty close in (probably a 20 minute commute at most, and that’s considering traffic lights on streets like Hulen).

Colleyville would definitely work for you if you find something you like. (I love Colleyville).

For North Richland Hills, forget about Birdville ISD (although if you must, Birdville HS is the best choice--avoid Richland HS). What you really want in North Richland Hills is zoned to Keller ISD (feeding into Keller HS). There are a number of neighborhoods off of Davis Boulevard/N. Tarrant Parkway. Thornbridge is building new homes and has older custom homes as well. This is literally across the street from Colleyville and 1 mile from Southlake. Be sure you look in the Keller ISD zone and not in the Birdville ISD zone as neighborhoods around that area split ISDs. The difference between two houses in the same neighborhood (one zoned to Birdville and one zoned to Keller) can be about one block and $100K in value.

Also look at Forrest Glenn and other neighborhoods off of N. Tarrant Parkway. Again, look for Keller ISD and not Birdville ISD. There is a beautiful neighborhood called Silverleaf on the corner of N. Tarrant Parkway and Keller-Smithfield road that is almost built out and should be in your price range.

Keller itself has lovely neighborhoods in your price range even if they aren't new. Hudnall Farm comes to mind. Also look at the neighborhoods off of Bear Creek Parkway in Keller--these are near the golf course and there are rolling hills and views. Where you are in Keller will affect your commute. Try to stay closer to Davis Boulevard. Also if you look at Keller, you want Keller HS, not one of the other HS's in the district.

We live in that general area and can be downtown Fort Worth in 20-25 minutes during non-rush hour.

I work downtown FTW and commute from Heritage. Takes me around 15-20mins when not in rush hour or 20-25 during rush hour. I didn't catch what your budget is but a 4 bedroom home in Heritage can be anywhere from high 200's to mid-500s depending on the neighborhood you choose. Good luck!

What do you think of Mansfield or Aledo schools vs Keller/colleyville.

Any info about south burbs? or should I look more in the north burbs?

The only decent schools south of Fort Worth are Mansfield, Burleson, and the part of Arlington that feeds into Martin HS. All of the others are to be avoided.

Grapevine-Colleyville ISD is slightly better than Aledo ISD. Mansfield ISD and Keller ISD are about the same. Both of those have good and no-so-good school areas.

I forgot to mention,NRH has light rail opening up soon...one into downtown FW, the other to DFW airport.

As far as schools, I wouldn't compare ISD to ISD necessarily...compare the best high school in each district and see if that helps narrow it down. Are you looking for a more diverse school, or one that is more uniform? Are sports important? Or marching band? What are your children's interests? You can look up the course offerings for each ISD on Google.

Have you been on the far side of Fort Worth yet? It looks quite different from the Colleyville/Keller area.
