new job dwtn Ft Worth - Where to Live (North Richland Hills: houses, neighborhoods)

New job is downtown ft worth
commuting mostly off hours, trying to keep commute <45 mins or so.
have 4 kids, oldest is 12. need reasonable school options. Doesn't have to be Carrol ISD or GCISD etc.

Open to older homes or newer developments - would be nice to be close to schools or shopping but not a dealbreaker. Budget ~650k, looking for 5+ bedroom house.

Looked at Keller, Colleyville, trophy club area. Southlake out of price range mostly.
Roanoke nice but might be to hard of a commute down 35
Don't know much about the HEB are but open to it.
Don't know much about the western burbs or southern burbs or amenities.

Any advice would be appreciated!

I would choose somewhere off of Chisholm Trail. It will be hard to find a 5 bedroom house for your budget in the character neighborhoods mschrief listed. We just moved into a brand new 4,200 sq foot 5 bedroom spec home for less than 400k. It's in one of those neighborhoods sprouting up like mushrooms south of the Hulen area off of Chisholm Trail. It takes 10 minutes to get to the shopping in the Hulen area and isn't a bad drive to downtown. It's not where we wish to live long-term but it's convenient, well under budget, and our neighbors are friendly. It'll do until we sell our previous home and figure out where our older son will go to high school. Our kids are in private school though and I don't know what the public schools are like around here.

Commute from Trophy Club, Southlake, and Roanoke will not be good at all. Colleyville could work if you're close to 121. HEB may have some homes in your criteria, although most of the houses there will be older and smaller. Definitely look in the part of Euless north of Mid-Cities Blvd that is in GCISD. North Richland Hills is also worth a look.

To the west, the brand new Walsh Ranch development will definitely have homes in your range, but I have no idea on commute. Aledo also gets mentioned here often and will also fit your criteria.

The areas off the CTP are not the best public schools: Crowley and Cleburne ISDs. And the commute 2x daily on a toll road will cost several hundred $ per month.

The northern part of Birdville is pretty good. Most of NRH is going to skew below your price point and will be newer homes from Hometown on north toward North Tarrant Parkway.

It is brand new, literally from the ground up within the last 2 years. It’s going to be BIG and the conveniences will come quickly! Cook Children’s Health Care is already building a pediatric care center in Walsh Ranch.

The western side of DFW is growing insanely fast. Commercial development is WAY behind compared to the number of houses being built. There are very few restaurants and shopping areas nearby.
