I’m in a time crunch and need an Appraisal done this week, the earlier the better. My realtor’s appraiser is out of town and the other ones on her list aren’t returning my voicemails. Any recommendations?

The Appraiser is usually picked by the Lender and maintains a hands off for the Buyer / Seller and agents.

Do you need for a special purpose ?

And I think it does work to your advantage to use an appraiser with personal experience in the area you are buying...
When the mortgage company chooses that is often not something they can factor in...

We ended up finding one who had a last minute cancellation but we had to pay to extend the option period. The new home will be near TVS but our kids won’t have to change schools. We knew the home we bought in November wasn’t a long-term solution but we thought we’d stay there longer. We found a home sooner than we thought plus the Internet keeps going out lately. We suspect the cause is all of the new home construction around us messing with the wiring. It’s making it difficult for my husband and I to get work done and I know it will be a problem once my older son’s school year gets into full swing. Phone tethering isn’t a long term solution.

Taking a hit on realtor’s fees when you sell current house—won’t you
Even if you sell by owner the buyers likely will have a realtor

I say that because the people across street from us bought fewer than 5 yrs ago
Decided style of house wasn’t really what they wanted and are building home in area on larger lot/non-HOA area
Their coming list is very high for our neighborhood and they will need to sell at 30K more than they bought just to clear 6% conventional realtor fee...
Realistically don’t that that will happen
They haven’t put any improvements into the property and our neighborhood is in Hurst—
Not Keller or NRHills which has areas w/comps that would support their PSF

Not my business so if you think too personal that is fine
I just wondered how the market is w/so much talk of recession before 2020...

My realtor isn’t too worried about that. We made a strategic choice regarding what and where we bought with the assumption we’d stay there no more than 3 years. I don’t want to get into too many details but we should break even including realtor fees.
