Hi y’all, I might get a job near Arlington Municipal Airport and would like to know where is the best and safest place to live nearby? Thinking about Viridian or Mansfield or even Keller or Flower Mound. Prefer new home construction, budget preferably under $350K, maximum $450K.

Look to the south in Mansfield or Midlothian. If you stay to the south, your commute will be a lot shorter.

Keller and Flower Mound will be horrible commutes. Those are both too far away from Arlington, and there’s not a highway that goes directly from those towns to Arlington.

Do a search here, but I’d stay clear of Viridian.

Thanks for your response! Why would you stay clear of Viridian? Homes seem nice and area safe? Would like to stay north in case I get laid off and most jobs seem north but so many areas of Arlington seem super unsafe. Are Mansfield and Midlothian safe?

How’s the commute from Waxahachie? Home prices there still seem reasonable.

Viridian is located near the flood plain for the Trinity River and right across the street from a landfill.

I'd also recommend Midlothian, Mansfield, South Grand Prairie, or the little bit of new construction along the Arlington/Mansfield border if you want a bit more bang for your buck. Waxahachie isn't a bad commute it's just a bit long same thing with south Burleson (briar oaks). Wouldn't recommend Virdian either and this is coming from someone that lives right next to it. Traffic on 360 anywhere north of I-20 / Camp Wisdom can be a nightmare in both directions.

The landfill and rubber burning area is only smell-able in the town house / new apartments area. The back of the community is also under a main flight path for D/FW. There are rail road tracks next to the new elements section. The landfill / industrial area just north of the community causes a lot of dirt, gravel, trash to build up on Collins. At least it's close to Baby dolls & Cabaret East
The community club house is pretty amazing, just hate how busy it gets when there are parties going on.

But despite the landfill and terrible smell :-) is Viridian a safe area to live? Or is it surrounded by crime and crime swaps towards Viridian too? (Since Viridian is not a gated community...)

No, Viridian itself isn't unsafe, but that's mainly because it's isolated. As stated in the earlier posts, Viridian is in the middle of the river bottoms/flood plain, and there's a huge landfill right across Collins/157. There are several sexually oriented businesses just to the north of it. And as previously mentioned, when we have wet weather, the garbage trucks from the landfill do track a lot of mud and gravel onto Collins/157. Viridian is new enough that it remains to be seen how the resale market will hold up over a few years.

Kennedale is cheap because the schools don't have a good reputation. I can't comment on safety there.
Midlothian and Mansfield are both safe and have good schools. There are many families in both of those cities.
Waxahachie is a longer commute, but it is a safe community. I've heard mixed opinions about the schools.
