home warranty programs are basically a come-on to give peace of mind but don't really have any value --you have to use the contractors the warrantly company sends out and you pay for the first $55 they will argue about whether or not the problem is covered under the pre-existing clause or whatever

the fact that you can't choose the contractor and have them pay is what bothers me--I want to choose the person doing my in-home work...

there is property appreciation in older homes in colleyville but what you need to understand is that most of those homes are priced very top-shelf market price--they need a lot of work most of the time to upgrade them and that is not taken into account by the sellers--they want you to buy the house at market price and then put $$$ into it for redoing a kitchen/bath/yard/whatever....
do some viewing on MLS sites
I know of one house in nice older neighborhood in Colleyville that was foreclosed on and the bank basically paid top dollar for it but it needs a ton of work--stupid--they will relist it with improvements at more than the psf for the neighborhood probably---and it won't sell ...
