I met up with one broker today and so far I'm still trying to digest the things he threw at me. He did print out a whole preapplication/disclosure package for me to review and kept repeating that none of it is binding financially.

I need to know when should I get a real estate lawyer involved in the home buying process and if anyone has reliable references/recommendations on attorneys who don't cost a fortune, please share.


One thing that bothered me during the interview with the broker was that he kept emphasizing that I don't have to put more than 3.5% of the cost of the house as down payment. However, I was thinking of putting down as much as I can and he kept saying that wouldn't make much difference in bring down the monthly payment and that I could use the cash for other expenses . All books seems to point towards putting down as much as you can in cash, so I'm confused by his advice.
