Especially buying her first home, maybe your daughter should have a Realtor to represent her.

I own a K.Hovnanian Home. We looked for about a year and have several members of my family that are realtors in the area. K. Hovnanian is consistnetly a company of integrity according to everyone I have talked to (door knocking). Everyone has been pleased with the sales staff, construction managers, etc...I would highly recomend. They seem to always do what is "right."

KHOV is really one of the best builders in the metroplex. The site referenced above exists for everybuilder. Just change the builder's name and add sucks and you will find it.

If she is looking at an inventory home, everything will be black and white. If she is building she has to remember that everything in the model is upgraded so she needs to asks LOTS of questions about what it will look like, what is standard and what is not etc...

I disagree that they are one of the best around. There are much better.

One thing that worries me is they are on the verge of serious financial difficulty and could leave a lot of people with no warranties and half built neighborhoods.

Just my opinion.

K Hov is not the best, nor the worst. Many builders are stuggling now, so there is no way of knowing who is going to be around after the sale. A good realtor can pull comps in the neighborhood to insure that she is not overpaying for the home. Builders usually tie their incentives to their lender, so she will probably have to go through their lender. Builders will often mark-up prices on homes, and give you incentives so it seems like you are getting a deal, but make sure the comps support the sales price. Builder's reps are not Realtors, they work solely for the builder. It costs your daughter nothing to use a Realtor, so have her find a good one!!
Blessings..Amy
