We are looking to relocate to Fort Worth soon and have been exploring areas to live in (400-500k).

We found a couple of really nice looking homes in a neighborhood called Riverbend estates. It is a gated community with relatively large wooded lots. The houses seem unusually inexpensive. Does anyone know what the deal is? Is this a bad part of town (i.e. bad schools, etc)

Hi, there. Homes in River Bend Estates attend Fort Worth ISD, and while the neighborhood and homes are gorgeous, some people have concerns about the schools. Please feel free to message me privately, and I will email you the school district ratings. Thanks!

We actually looked at this subdivision just a couple of months ago and I loved a house there but passed because of the area and we're buying in Dalworthington Gardens. FWISD is a big problem for resale. There's a pretty negative connotation associated with "East Fort Worth" and the nearest grocery stores and fast food places are kind of rough with a lot of robberies and there are some very rough apts nearby. You aren't far from Northeast Mall and Eastchase. At one point there were a lot of foreclosures in there but that seems to have passed and there aren't any now. I was concerned about flooding but with that giant levee supposedly now it's well out of the 100-year floodplain, so no flood insurance is needed.

My realtor said the homes at the low end are priced too high, the nicer homes in there are priced too cheaply FWIW. He said the homes back against the levee have been tough sales.

Thanks so much for the info. My realtor did not elaborate, but told me the houses were not moving in there even when the market was good, so I figured something was up. We are coming out this weekend, so all of the web surfing may make a bit of sense once we see things in person.

I thought the neighborhood was gorgeous aside from the power lines. It's very quiet and has a full time on-duty security guard, so while the area around it may not be that safe the community itself is very safe.

Make sure to drive down to the Kroger, etc over at 820 and 30 (during the daytime) and walk around. That's the closest grocery store.

Just an aside...not all homes in RiverBend Estates are in FWISD, some are BISD.

We also looked at this subdivision and loved the community but passed because of the area and high HOA fee.

have to pay those full-time guards so that is why the HOA fees are higher than usual

They aren't bad for a gated community because there are a whole lot of homes in there. Similar gated communities elsewhere in Tarrant may have HOA fees as high as $4000 a year.
