My husband had conversation yesterday with guy at his office who has had a relative from San Antonio in looking at houses...apparently the relative sold his house in SA and is looking to move here-- probably to Southlake Colleyville area--looking in the 750-800K neighborhood...

found lots of houses in Southlake that were builders' specs with soft prices--talked to one builder who has 1MM house he would probably drop to 800K --
the co-worker told my husband his relative was really surprised to see so many houses out there for sale in that price range or that the higher priced homes were also negotiable...

so the big dollar homes have inflated inventory...sounds like builders were too far into their building cycle to pull back last year in time to avoid being over extended...

Aside from this information being 4th-hand (in other words, useless), this isn't news. Last year, luxury home sellers thought they were going to escape the price drop, but they were proven wrong. Besides, high price homes are just as negotiable as low-price homes. They're simply more negotiable now than they were last year or the year before.
